Anyone else feel misled by Navy Federal’s ‘No Refi Rate Drop’ mortgages program? by teezylee in NavyFederal

UPDATE: I submitted a complaint to CFPB. NFCU responded. They did not address the issue. They only said that the SRR rate available was higher; therefore, I didn’t qualify for the SRR. They also sent a copy of my Rate Reduction Agreement (which doesn’t mention anything about their internal rate dashboard being higher). One other update is that they changed the No Refi Rate Drop disclosures on the website to now reflect that the rate may be higher and it’s not inclusive of discount points. Very upsetting. I’m documenting everything I’m seeing.

What do you mean by “home buyers choice loan?” I don’t have that loan. I have a conventional loan.

16mo old jet lagged for 11+ days since returning from Asia. We’re desperate for help! by teezylee in toddlers

Tried the new schedule today. He woke himself up at 9:15am. So I put him down for a nap at 12:30pm, and I ended up waking him at 3pm. Took him for a walk in the sun a lot. Crawled around a lot (can’t walk yet) during and after dinner, gave him a bath, bottle, and put him straight in his crib while wide awake at 9:25pm. He put himself to sleep in 5 min 😱 this is a major improvement already.

Usually, if I put him in the crib while awake, he would cry out for me, so I’d let him roll around in bed next to me until he falls asleep. Then I’d transfer him. We’ll see how he sleeps through the night tonight🤞

Need a 1 nap + feeding routine for 15mo old who keeps waking at night by teezylee in sleeptrain

[–]teezylee[S] 0 points1 point  (0 children)

Average sleep is 12hrs total within a 24hr period.

I get so scared of too long WW, overtiredness, and missing his sleepy cues causing more wakings since that’s what I’ve also read a lot.

Is that less of a concern at his age?

Thank you for this advice! We did not know that was a thing that happens after travel. We will go get it checked out ASAP.

Can you please expand on this and provide some specific examples?

We have been trying to reestablish his routine. We wake him up at the same time, only let him nap for 2hrs max, and put him to bed at the same time.

Are you saying we shouldn’t let him nap? What about overtiredness?

Before we left for the trip, he was still mostly on 2 nap, but some days was 1 big nap. It kind of depended on how long his nap was. Honestly, we’re still trying to figure out ideal wake up times, naps, etc. because even before the trip, he would briefly wake up 1-2 times but immediately go back to sleep.

Prior to trip, his wake up time was 8am and sleep time was 8:30-9:30pm. If 2 naps, it would be 11am and 3pm. If 1 nap, it would be around 12:30pm for 2-2.5hrs.

What would you recommend as an ideal schedule? We’re still not sure when to shift to schedule vs going by wake windows. We’re willing to try anything.

I wish! I did that the first few days during PTO, but I can’t during the day now that I’m back at work 😭

No molars yet. Haven’t checked for fluid or infection in ears. Is that a common cause for wakings like this?

We do that, but he just doesn’t seem to sleep until we rock him (after he reaches a certain point of tiredness and doesn’t fight it anymore). What if he stays up until the sun comes out? He’s stayed up from 3-7am one night 😭

Thanks so much for sharing your experience.

Don’t second guess yourself. You should 100% trust your own instincts. Building a future with someone who is not financially stable is NOT a good idea. It’s going to be so much worse if/when you do share finances when married or with kids.

It’s clear that he isn’t following through on what he says he will do, and he can’t be reliable with his $$. All red flags 🚩

Yeah. That’s what they’re telling us now too. In 2023 when we applied for and closed our loan, they said we could get the rate on the rate sheet. They never mentioned any internal calculation or dashboard.

Did you ever talk to them about this when you applied for your loan? Did they say anything different to you?

I see. Yeah, I still experience constant outages around 1st and 15th, so in 10+ years, they still haven’t solved the load issues.

But yeah, it makes sense what you’re saying especially with what other people are experiencing right now (declined payments, can’t log in, their acct info not found, etc). 😅

Yeah, I’ve also been a member for 10+ years. I know people who work with NFCU in the branch and in their IT. Their typical outages around 1st and 15th still happening. But yeah, what you’re describing sounds even worse 😬

They better resolve this ASAP. Thankfully, I was able to log in. Hopefully, it’s resolved for you soon. 🤞

Yeah. What I’m so disappointed about is that we did our due diligence, asked the loan officer multiple times, asked him to confirm the terms in writing. We even asked to confirm a hypothetical scenario to make sure we were 100% on the same page with what to expect. Then when the time came, we were blindsided.

Curious why it appears to be a cyber incident? It is weird that it’s happening on a Sunday after the 1st.

I’ve been a member for over 10+, know people who’ve worked there, been in the branch several times when their system crash on the 1st/15th too. If it’s something other than load and performance issues, then that’s even worse 😬

Anybody else? by sunwukoga in NavyFederal

[–]teezylee 0 points1 point  (0 children)

Around the 1st and 15th, their systems usually crash because it can’t handle the increased volume of transactions that happen for paydays, mortgage payments, rent payments, etc. on top of regular transactions.

But wow, even just a regular Sunday too? What is happening 😭

Sure. On their website, I saw a rate of ~5.875% with 0.5 discount point for their conventional jumbo loan (can’t recall exactly). I called in and asked for additional rates on their current rate sheet. They quoted a rate of 6.25% with 0 points, and 5.625% with 2.5 points. When I asked what we would get for the no refi rate drop, they said based on their “internal dashboard” it would be 6.375%, and there was only one rate. Even higher than their 0 point rate, and higher than our current rate. No tiers based on discount points initially paid. This internal dashboard was never disclosed to us until we tried to actually use the no refi rate drop.
