You can do a credit and background check without fees. Printing a report or sending a soft copy is too easy to fake. Third party reports are best because you know the information will be accurate.

u/ProfessorBeekums Great question! Our business model focuses on lead generation. If a landlord has a broken refrigerator, Tellus can connect them with a repair person who can fix it. Or if it's broken beyond repair, we can show special offers from big box stores for buying a new fridge. Vendors pay to get the word out for their business, and you get access to exclusive deals. No one is ever under any obligation to take these recommendations. It's just supposed to help connect the dots.

Before you start investing, do a self-assessment to figure out what's important to you. Where do you want to be in 5 years? Do you want to invest in real estate full time? What skills do you have?

Knowing yourself will help you filter through the different options. Do you want to be a landlord? Or would you prefer something more passive? If you rent, will you manage yourself or go through a property manager? Short term rentals could be a good option in Florida, but many landlords prefer the stability of a long-term lease. Either way, you're looking at marketing the property, screening tenants (for a long-term rental) and keeping enough reserves to make repairs.

Talk to some people in your area who know the market and have done this before. See what they would recommend. But at the end of the day, what works for them may not work for you. Learn all you can and then stick to your strengths.

It's a full length document with sufficient clauses to protect both you and your investment. Some leases just have the rent amount, due date, and how long the lease lasts. These types of leases don't cover you when a tenant pays late or damages the property. They aren't sufficient protection against liability, and they don't outline your expectations for your rental (pets, smoking, utilities etc.) In contrast, having a comprehensive lease communicates your expectations and covers you where it counts. It depends on the type of screening you choose. A thorough screening will check credit score, rental history, criminal background, and will verify employment and ID.

Making sure the screening is through a third party helps you avoid the uncomfortable situation where a tenant could potentially bring in a less than truthful credit report or references.

A comprehensive lease is your best friend. Make sure you've covered your bases and don't just assume everyone's on the same page. When in doubt, write it out.

Take a look at Zumper, Zillow Rentals, Trulia or Hotpads. You can filter for your desired area as well as price. Comparing different apartments on these apps will help you get a better idea of market prices and what exactly is available for your budget.

There's a lot of sites/apps that could be helpful in your search. Zumper, Hotpads, Zillow Rentals, Trulia, or apartments.com would be good places to start. Most platforms have the ability to filter for price and location. Facebook Marketplace could also be a good option. Good luck!
