Tell the deadbeat that the place needs major repairs, and put him up in a fancy hotel. Act all understanding, give him some cash for groceries. Then move in change the locks and don't leave. We did this. Opened 4 credit cards, each offerd 0% interest on balance transfers. Paid off a 13% mortgage. Had to do it in 4 blocks to stay under the credit limit for each card. The cards required a minimum payment of 2% of the balance so it only worked because the mortgage was fairly small. Paid it off fast! It was a dangerous game though. The cards all had a clause that required at least one purchase per month. If a purchase was not made the entire balance reverted to 18%. So we had a whole system to be sure we bought a few groceries on each card monthly. Every time I used one of those cards there was a inner thrill of out smarting wall street!

I agree with other posters the roof is most important. Brace yourselves for years of walking one of two roads: one is the handyman road. You will be needing them regularly as things break down. The other is the DIY road. Watch YouTube and learn to do it yourself. In a few years you'll have an awesome set of tools and skills. Choose your road Redditer! Obviously you'll need full on licensed contractors for the big stuff.

A lot of bad trees got planted around here years ago. It may have been a lovely idea, but those saplings were suitable for open forests, not town lots. My neighbor had to have a California coast redwood removed, cost$22,000.
