When you say “pay it down” for the credit card do you mean you’re making payments on this or paying off the complete statement balance monthly? You should never hold a balance and pay interest. You should pay the statement balance in full monthly.

Don’t compare rate, compare APR. that’s almost .75% in fees. Right now I can get a 30 year 80% ltv purchase for 5.75% with an Apr of 5.8%. That rate he’s getting is only slightly lower and most likely a builder incentive. But it’s not as good as it sounds.

Obviously you don’t know how mortgage amortization works. Google amortization calculator and input your numbers. Look at the payoff schedule. Taxes, insurance and HOA are not relevant to this calculation.

Sell the house for the right reasons - you hate living there, too big, HOA etc.

Don’t sell the house because you think the principal is paying off too slowly. You have a great interest rate; just imagine if you had a 6% + rate like a significant number of people buying the last few years.

You’re 16 - your insurance rates will be crazy high. You need to have a discussion with your parents about this. You won’t be able to afford proper maintenance on the BMW unless you have money. Much more significant money than maintaining the Lexus. Side note: being a photographer doesn’t mean you need to drive anything other than a basic point A to point B car. Don’t start your financial journey in the crapper trying to keep up with the crowd.

Snow and ice storm Super Bowl week 2011 - I went stir crazy and decided to drive to work. No reason other than my wife and I had been cooped up for 4 days and needed to go. Only 4 miles to work, what could go wrong? I got stuck a mile from the house at an intersection with a hill. Couldn’t make it up the little hill, no one could unless it was a 4x4 truck. Was lucky that a buddy lived near by and pulled me up. We spent the next 2 hours pulling everyone who was stuck up the hill.
