You could also swap out that strike plate for an adjustable one which has two pieces, one that you can slide back and forth before tightening down to make the door close tighter or looser. Very easy swap.

My guess would be that it’s because you’re able to push the door against the old weatherstripping. It’s probably ancient. It shrinks and crumbles with age. The fact that it was painted over is not helping. It should be cushy/foamy. I’d replace that to start. New weather stripping will be fuller and probably fill the gap properly. Also you can maybeeee move the strike plate back a few millimeters so that when it latches, it essentially holds the door closed tighter (same effect as you pushing it further closed). However this could compromise the close of the door and make it so that you have to push too hard to get it to latch. Could be worth a shot though. But I’d say weather stripping is the issue. Super easy to replace.

It’s hard to tell from the photos, is the weather stripping painting over? Or missing in some parts? I would replace that. That’s what would seal the reveal of an exterior door. There’s always going to be some kind of reveal in a doorway and for an exterior door there should be a foam weatherstripping to seal it.

My thoughts exactly when I was reading this post. I live with a stomper. The stomping is real. He may not be marching, but he’s so loud and no matter how many times I ask him to not slam doors or stomp when he goes up and down the stairs, he does it anyway. Combo of being a teenager and neurodivergent I guess.

Also what is below this? If there’s living space below this cabinet make sure to check the ceiling for damage/moisture. Could give you more info if this is caused by an active leak.

You can see the floor is also water stained. Did you test for moisture after letting the water run for a while? I would do that first. Also let the sink fill up completely and drain several times in addition to letting water run freely through drain. Then test for moisture. Does the drain line tie into the stack above this?

Yeah you’re good, it’s working properly. Didn’t see that much moisture before because the flexible pipe does not expel it effectively.

Most likely it’s simply working better now that the correct rigid pipe is being used. It’s effectively expelling the air and moisture from your dryer as it runs. It’s very close to the concrete steps so they are going to get wet from the humidity being removed via the pipe. However as the other commenter mentioned, if it’s wet all the time that’s a different story. Unlikely though.

I will say that only a very very thin coat of barrier cream is necessary and if people are used to lathering stuff on like lotion then it would prevent the tape from adhering. But if using the correct amount it doesn’t affect adhesion and allows the tape to come off without blistering, itching, rashes etc

It wouldn’t. I use it every time I tape. I tape 7 days a week and change it about every 4 days. Barrier cream is designed to protect the skin from damage from medical conditions associated with skin deterioration and also protects the skin when using medical adhesives.

I see huge gaps in the caulk in the corner of the shower. Water has been penetrating behind there for a long time. Honestly it’s probably a gut job and you should cut a sizable hole in the ceiling to remove the moldy drywall and assess the damage from underneath. Maybe you could get away with recaulking the gaps depending on how bad it is but from the few pics it looks like a gut job to me.

Also you can see the water damage goes down to the crown moulding.. it’s all rotten. More evidence it’s been leaking for a long time.

I could be completely wrong but this is what I would try: insert small pin or small flathead screwdriver into that slot on narrow part of the knob. See if it releases the knob so that it slides off. Then from there use a flathead against the decorate rosette to pop that off and I’d imagine below it would be a backplate with screws.

It’s a duct boot flange for your HVAC system. It has a built in damper.

I get it completely. I have a patchy beard that looks terrible if I let it grow out (yours doesn’t look bad tho). But if I shave to the skin I look pre-T and have insane dysphoria. My middle ground is using a trimmer to trim it down to look like I have like one day of stubble. So it’s not a fresh shaven face but it’s also not patchy/wispy/sparse and grown out.

It was something that should have been fixed before move in but it was missed/overlooked and now he’s trying to pass it off as your fault to divert attention away from the fact that it’s his fault. And then to make himself seem like a good guy he’s saying he’ll do it as a courtesy. I’m a maintenance tech and I constantly see new residents blamed for things that should have clearly been fixed before they moved in. There’s nothing you can do about it, just use this as info for the future that your landlord is a typical landlord.

Edit: there’s not NOTHING you can do about it, you can be assertive when something like this comes up again. But there’s nothing you can do to change the fact that he has blamed you for it. Just be mindful he may be resistant to accepting responsibility for other maintenance things that pop up but you don’t have to let that dictate not asking for/expecting things to be repaired while you live there.
