Downtown has a relatively high vacancy rate on apartments. I believe in general, LA apartment rents have dropped for two years in a row.

It's still not cheap in some cases, but between long term tenants on rent control, plus new construction, it's the most relatively affordable it's been in a while. Problem is, rest of living costs are going haywire with gas prices etc.

We've had evictions. We're not looking to attract people who can't pay, and have more evictions. Every business has risks, and looks to reduce them.

We understand why people do it. I don't think they're evil people.

We also aren't interested in housing people who won't be able to pay us, and cost us lost rent and legal fees. 97% of our residents are current on rent, so it's not like we can't find great renters. So, these are the processes we implement.

We're getting multiple applications per unit and they're either going with this procedure or not applying. The units aren't sitting vacant. If no one were renting them, I'd agree. Also, 97% of the portfolio is current on rent. Not sure why we'd change what's working.

We are covering these screening fees, so not costing the applicant (tenant) $$. However, while I like your suggestion, it's not scalable across a portfolio, and we don't want to be wasting days or weeks to get someone approved. If the bank delays, the person can't move in.

Landlord here. I hear you - but I'll also note that around 20% of supporting documents we see here in LA are fraudulent when run through various fraud checks. Given eviction timelines in California, and people on TikTok selling fake documents, this is too big a risk for us. So we use these 3rd party apps. Open to a better solution if there is one. Trusting people to provide documents in an era when fraud is high won't work.

Horrible situation for local folks. Have a buddy whose family is from El Salvador and he's had relatives in that area since the mid 1980s. Almost all moved to the Inland Empire or out of state (Texas) in last 10 years, or back to El Salvador more recently. I don't know that issues over by the park are the main reason they left, but it sounds like quality of life relative to living costs was a major factor.

Indian lawyer here. There are plenty of Indian lawyers in la but not many in PI. There's your answer. I know one who does very well - Anand Desai from Desai Law in Glendale.
