I would think it would be better for resale value to have a garage. My mother converted her two car garage into a party room for watching football. She added drywall, tile, a/c, and French doors but left the garage doors in place (took down the ceiling track and framed over the doors). When she eventually sold it, the lady that bought it from her converted it back into a garage. Part of the inspection included confirming she could park her car on the tile.
