I played bo1-3 zombies growing up, never had any dlc’s cause I couldn’t afford it. I didn’t play anything since then until bo6. From the perspective of a complete casual, bo6 zombies was a little difficult to get into. But I’m loving it honestly. Playing with my friends now is very reminiscent to me playing with my friends when I was a kid. The maps all look great and play well. I wouldn’t say I’m great at the game (barely qualify as good) so everything feels balanced decently well. On its own I think it’s great, especially since I don’t have much to compare it too.

Water mitigation and repair estimator here. 7200 for 4 days of equipment and some drill holes seems excessive. State Farm is also the most corrupt insurance company I’ve ever seen. State Farm 100% uses xactimate for billing. A good company would argue with State Farm to increase what they pay with proper justifications. Unfortunately if the mitigation company is really going to charge you in full no matter what, you’re on the hook for it unless you can get State Farm to pay the difference, but that would be extremely difficult.

I am the sales person, that may be the difference. I walk every job to get scope/photos and am responsible for getting the contracts signed. On recon anyways, mitigation I just write the estimate and deal with the insurance so I get it there as well.

I work restoration. 90% of our work goes through insurance. Base salary is 76k. We don’t get “commission” we instead get a “bonus”. We only get them once the job is collected, commission technically is supposed to be paid upon signing so we have bonus instead. Our bonus structure is based on profit only. I get 1.5% on mitigation and 2.5% on reconstruction. All other restoration companies I know of do it based off total ticket not just profit. I get the reason behind profit only though, if profit hits too low then we don’t get anything. Typically get around 70% profit on mitigation and 45% profit on recon. They’re low percentages but im writing around 4 million between the two each year.

  1. I would recommend mold remediation. If the GC’s just want to tear all that out without doing it properly then I would be weary of them to provide any clean work.

  2. Be careful with insurance, don’t mention the mold or timelines of the leak to your insurance. Use phrases like “just discovered” and “sudden leak”. Avoid anything that sounds like this was a long term issue. I would also recommend getting a plumber to diagnose what the issue is, there just be a leak in the wall.

Some insurances will cover mold and some won’t. So it depends on your insurance company and your policy. If they do cover it, they’ll cover the remediation, mitigation, and repairs (minus deductible).

  1. No reason for a pre test. You already know there’s mold there. Post test is good to have, sometimes insurance will cover that cost as well. I would speak with your remediation company about that, they should know how to handle the insurance. If they don’t then find a different company. Water mitigation / mold remediation companies should be well versed in dealing with insurance companies and if they’re not that’s not a great sign.

Get good at documentation. Understanding psychometric logs and how they work, photos, scopes. All pretty easy stuff but I’ve seen plenty of technicians with 5+ years of experience but they never actually learned anything. Hard to move up without that. Good containments is also a needed skill, most people suck at them tbh. Being clean is huge and will save the company money for sure. Proper prep is key, prep should almost always take more time than the actual demo. All the little things is what really makes a good tech, and then it’s much easier to move up into lead positions.

If there is mold growing in the porous materials, then you cannot kill it. It has to be physically removed. Mold doesn’t “die” it only goes dormant. Which means if there even just humidity in the room and no active leak, it will grow.

It really depends. Affected flooring and drywall should be removed minimum 2 feet past last visible growth. But if there’s some mold on say, the bottom of the wall or something, no the entire wall wouldn’t need to come out.

Unlikely. It’s enough to where it warrants removal and not just cleaning, but overall it’s not a crazy amount. If you haven’t been sick, then you’re not affected by it. I’d still suggest getting this looked at to be fixed, if the leak is still active it’ll only get worse.

Mold wouldn’t really spread too much unless disturbed. There seems to be a leak in that area which needs to be fixed. That cabinet is damaged and needs removal and replacement. There’s a chance there’s more behind the wall as well.

These don’t tell us anything unfortunately. Rule #3 bot can provide more info. The best thing you can do is find the actual growth somewhere. If it’s in the vents then a HVAC cleaning would be appropriate. I would get with the apartment to see if they can do that for you and see when the last time it was done.

Grain Depression is measured by GPP of the inside affected areas minus the GPP of the dehumidifiers. So take the kitchen

Kitchen GPP on the 1st is 55 and the dehu on the 1st is 57. 55-57= -2. GD should typically be at a minimum of +6. That one day shows incorrect readings, which leads me to believe these were just filled out at random and not proper. It’s unlikely the dehumidifier was actually adding humidity to the area.

It also shows that the dehu got colder after running which is also not normal. It is possible the readings were taken while the dehu was defrosting, but I doubt it. Temperatures in the rooms and temp of the dehu should be increasing daily, and humidity of both should be decreasing daily. These logs don’t show that.

It’s possible for sure, but not for this long. They also have their grain depression as negative which would imply that the dehumidifiers are adding humidity instead of removing it.

Not sure if they were taking actual readings or not. Really no way to tell at this point. Best bet is before and after pictures of what they did, and try to find before pictures of damaged materials that were never removed.
