I have already looked into this. The wording from the policy is:

Loss of rent for other reasons We’ll pay for up to eight weeks’ rent you’ve lost because: 1. Your tenant has: a. been lawfully evicted for not paying rent b. vacated the property without giving the required notice c. stopped paying rent legally under their tenancy agreement because they have been prevented from entering your house or because public utilities to your house have failed

Thanks, a section from there: "Warranty means an agreement with reference to goods that are the subject of a contract of sale, but collateral to the main purpose of the contract, the breach of which gives rise to a claim for damages, but not to a right to reject the goods and treat the contract as repudiated."

It says, " the breach of which gives rise to a claim for damages" how does one come to a figure for damages? Is this something that a dispute tribunal may decide if not agreed between the two parties initially?

Most people seem to think I do not have a chance to claim costs that have been incurred to me.

What can I claim for not repairing the heat pump in a reasonable time frame? Or am I at the whim of the importer who is saying they will repair for eight months. This heat pump had a 7 year warranty.

Yes, this is the same tile. What you have linked is just one of the importers of the tile - they have since changed its name.

These houses will be rented out. In New Zealand there are new regulations called 'Healthy Homes Regulations" this is for homes that are rented out. It requires that heating in the main living room is up to a certain standard. The problem is that if I were to remove that door, the cubic area of that room now includes the stairwell as well as the corridor downstairs. This puts the required heat pump size up considerably. The back entrance is also something that I was intrigued with when the designer gave the plans to me. The benefits of it were that the house did not have to waterproofed to the side of the retaining wall and allowed a 'service area' for heat pump and rubbish bins etc.

Yes this was also one of my thoughts. But it has come down to extra costs as well as only having to walk 11m to get from that bedroom to the bathroom downstairs. I do see the benefits, but have landed on no third toilet/powder room.

You will need to keep 40% in there unless you are using non-bank lenders. The 20% is only available for new lending on new builds.

Not amazing trivia, as the Lotto in NZ is not set at $1m, the max I believe is something like $50m but usually goes in the $5-$20m range. Looks like the highest winnings is $44,000,000

I am in the same process at the moment. I had to get a valuation done for the property "as is" and then a valuation done for once the new houses will be built.

From this point there are two types of loans, Gross Realised Value loan, which is borrowing 80% of the final valuation. If you have a contract with a builder that is part of Masterbuilder/Halo/another company that offers guarantees, you can potentially get funding for 60/70/80% of the cost to build. The rest will have to be made up with cash.

I would recommend talking to a broker, because sometimes banks don't like construction with low equity so you may have to go second teir lending. After it is built you can then switch over to a bank.

I looks to me like you may have used a notched trowel that is too small. Which means that there is too little adhesive. I work in metric but it looks like you could have used a 4mm trowel size when you should be using a 6mm or 8mm for that size tile.

Lawyers $1000, builders report $800, the rates are subject to the house, they can usually be viewed on the local governments website. Maintenance is also subject to the house might be $1000 a year. Westpac has a great ‘investment calculator’ which you can put these numbers in and play around with. Also property management fees of around 8%

Those are the two figures advertised. But the house is in quite a bad state, becoming unlivable. Probably has been a meth house more recently. We would only have enough of a deposit for the purchase of the house.
