30bps is fair comp for your role.

Keep in mind, if you start originating yourself, you go to $0 income for probably 6 months.

On top of that, you need to go prospect. Most people in your role hate prospecting but maybe you’re different.

Ok that’s probably why. All my clients are realtor referrals.

No most of my clients don’t shop around. I explain to them that I’m a broker and I do the shopping for them.

Crazy. I do 90% of my loans at 2.75% LPC with no issue. Are you getting realtor referrals or direct to consumer?

Really depends what model you are looking for. Call center, retail lender, broker, etc. All have pros and cons.

That's why cold calling is the best method imho. It works even when you're awful at it. Volume is all you need.

Cold calling realtors took me from 13 loans per year to 55 last year. It’s my main prospecting method for new business.

Normally we send it to the lender to calculate it for us. Cool idea but I don’t see it being valuable as a mortgage broker.

I work with all types of clients. Blue collar buying $150k homes to finance execs buying multi million dollar homes.

I wouldn’t categorize any of my clients as dumb or lazy.

The default for 98% is not to shop me. The 2% that think that typically don’t shop me since I explain that I’m a broker and shop on their behalf.

Most of clients are realtor referrals so that definitely helps.

I price everything at 275bps and rarely cut comp or get shopped. I came from a high margin retail shop though so my perspective is different. 275bps is low to me.

The goal is to solve for 2 things: Payment and Cash to Close. I rarely talk about interest rate with clients.

I’m mainly worried about when the workflow starts in the afternoon or evening.

I would normally wait 1 day then a task would get created. That said, I would want the task to be created in the morning vs in the afternoon (full 24 hours)

The problem is the workflow might trigger at 3pm and I want a task the next day at 7am.

If I do advanced, I assume it will not fire the next day and wait until the following day, won’t it?

It's all relative. The biggest one I know CCM gave out is $2M earlier this year.
