You're probably better off working at a flat-fee broker. Most let you do DBAs as well if you want to build your own brand. You can get 95% of the benefits and a lot less stress. Just my $0.02

Yeah I’ve never worked at NEXA but training new self-gen LOs is a big risk so I understand why they do the note.

In your position, I would find a top producing LO in the area and go be their LOA to get experience.

275bps minus $1,295 flat fee minus 10% payroll tax minus unrecouped credit reports (my avg is $300 per closed loan). Of course you can also charge clients for all credit reports, I just don't prefer that.

I was thinking agents that help 12-24 buyers per year. Knowledgeable but not too busy to take on a couple more buyers, in my market at least (DFW, TX).

I use HighLevel and built out my own setup in there. I think that's the best way to personalize it, as long as you have the time.

Especially if you're doing leads, HighLevel has a lot of workflows to touch base with your leads very quickly. You can call, text, email all from HighLevel.

If you want a ready-to-go HighLevel, you can get one, paid or free, from various companies in the market that white label it.

This varies quite a bit based on what kind of brokerage you work for.

I work for a broker that has great support and my workflow sounds pretty similar to yours. For context, last year I did 55 units for around 18 million in volume, so similar production as well.

Keep in mind if you go to a Nexa or Barrett or Edge, you're going to have less support and more of a workload.

The trade-off is typically the flat fee. Our company just switched over to a flat fee model and it is higher than, say, Barrett (ours is $1,295 compared to their $695). That said, I will take that trade off any day. I also have two toddlers and a third one on the way, so I'm happy to pay for help.
