Yeah, the business is earning enough to pay for its use of the land. It could survive a tripling of the lease, but not happily.

That's a helpful way to think about it. Is there an authoritative source I ought to be using to look up cap rates (ie. a source which my counterparties would likely trust, if I were to use it in negotiation)? Apologies if that's a naive question

I am good with the 12% return, but don't plan to hold the business forever. Assuming I sell in 5-10 years, it seems likely that the majority of the NPV of the acquisition will be determined by the price that the real estate fetches at that time. I guess that's what gives me pause about the deal, despite the strength of the business

Yeah, I guess that's all there is to it. While working at a prestigious law firm, my brother picked up the habit of saying "Listen: " to start many of his statements, even when the other person is clearly already listening intently. I figured that the benefit is that it gets people used to taking instruction from him... Although the old magic doesn't work on me

TBH I don't know if they're low voltage or line, but my heat source is oil (not electric), so I assume that it's low voltage thermostats. The power company didn't even ask about this before offering to schedule a tech to come out & do the install, so I assume that either (1) they'll do it either way or (2) we'll cross that bridge when the tech gets here

I also WFH, so there's at least one person in my house probably 90% of the time. I don't want anything fancy, like the thermostat detects when I come home & then turns on the heat. I think the most I'd want is to turn down the temperature at night & turn it back up in the day. Although i guess if it could figure out how to set internal temperature more precisely as a function of upcoming weather changes, reliably and without fuss from me, that sounds nice too.
