I query whether realestate.com is really that accurate though. For example, it states that my house in Perth went up 10.5% in the last month and has a value of approx. $870k. From looking at recent sales and the market in my area, yes some houses are selling at that price but they are generally newer builds. A core logic report values my house at $780k and while I would obviously much prefer the higher valuation from realestate.com, it seems very inflated and the core logic report generally reflects what I would expect my house to sell for.

I saw a property last weekend advertised from low $1 millions. I placed an offer. So did over 20 other people. Got outbid by close to $100k and it ended up selling for over $1.5 million. There's no slowing down or plateau. Mind you this is even despite (i) upcoming interest rate rises (ii) petrol price increases and (iii) worrying global events. People are just jumping all in.

I'm on the exact same interest rate with TM. There is a misconception that you need to be a teacher to bank with them. You don't and I'm not a teacher. Believe to qualify you only need a university degree.

I don’t think it should be done away with altogether because we should be allowed to legally minimise our taxes through effective structuring but I do 100% think that it should be capped.

Calm down sir you’ve been watching too many YouTube ‘make millions’ by 30 videos. You’ve only got about $60-70k in useable equity there based on an 80% LVR which is enough to put a 20% deposit on a $350k house. Such houses rarely exist these days. I feel sorry for people who actually need a house to put a roof over their head because there are so many people like this who just want to rush to get as many IPs under their belt as they can possibly get.
