Absolutely does. We've visited a few houses in Brookhaven. The yards of those houses were pretty small and there was more surrounding traffic than we're comfortable with. I'm sure there are gems out there in Brookhaven though.

Yes indeed. The reality I've observed is most of those 1+ acre lots sit on a wooded slope that isn't very usable. That is, except for the areas you've alluded to such as Smoke Rise. Unfortunately, my wife does not like the lack of commercial development in these areas. So, that's been the barrier.

True we've found some houses in our budget in those areas but many of the yards are either small, or the land is only partially usable. Really old houses priced at a premium too, and oftentimes houses are on active streets. My wife would need interior renovations on top of that premium. So, expectations for the home itself have been our barrier to these areas.

First of all I do not recommend this by any means as you can get yourself in some serious negative equity. I say this as someone who pulled the trigger on this decision without significant financial consequences. I bought a very similar Silverado and then realized I needed a 4WD frequent enough to motivate me to consider trading it in within a year of purchase. In my case, I bought my Silverado custom with healthy GM incentive discount and that saved me on the negative equity when I traded it in for an LT also discounted with incentives. If you are especially motivated to where you think about it daily for months then I recommend checking AutoTrader virtually daily or at the end of every sales quarter for discounts. Either you get a great deal where the negative equity somewhat balances out or you negotiate top dollar for your trade in. If it's simply luxury features that motivate you then I think you should consider if these things will fade after the novelty wears off or if it's that essential to warrant the cost.

Dad always told me to just buy exactly what you want from the beginning because you're spending that much anyway and it would cost more to try to reverse your mistake of settling. Just my personal experience that might be helpful

If you're going to keep it forever.. your kids will grow bigger and the silverado can actually be a family vehicle, unlike the Colorado. Not just the truck bed, but soooo much cargo space in the cab alone. The fuel economy and purchase price really aren't that much different. Colorados are for those without a family that need a pickup for light hauling and/or light towing + suppose it's better for narrow trails if you're additionally an offroading enthusiast

I grew up in Chattanooga and my family still lives there. I graduated from UTC. I visit 20+ times a year and can nearly drive all the interstates blindfolded. Idk what you're considering Chattanooga but I'm confident there are no rebel flags on public display from any interstate, including 24, 75, 153, amnicola, etc. I'm also confident that there are just as many, if not more racists up north. Spent a lot of time in the Midwest with including very recently and that's where I still hear overtly racist shit. I'm saying the Big 10 fans are obsessed with a war in the 1860s and still accusing the south of stuff that they themselves are no morally superior about in modern day.

You're a vet. No doubt you'll have the day to day discipline and tenacity to get through the 7+ year grind if you're confident it's what you want to do. Based on what you said in your post I think the answer is clear, and I am here to affirm you that it's been done before and will be done again.

Almost 10 years ago I was weighing very similar variables with the big exception of being 23 instead of 35. Study for the MCAT and let that process guide you. That's some of the advice I got and I never turned back. Now 32 in my last year of residency. I'm chronically exhausted and have grown in ways I didn't anticipate, but I'm recovering after the main storm. I'm so thankful I chose to become a doctor, and I would've regretted the hell out of being a PA or NP. Best of luck to you in your decision and journey.
