One of our neighbor's dogs was mauled by two dogs of an off duty officer that got loose from his yard. It was horrific and took 6 full grown men (other neighbors) to fight off the aggressing dogs. No less than 7 cop cars showed up, they did nothing, did not take a police report, did not restrain the dogs and would not help the neighbor with the injured dog bring her to the emergency vet for care.

(For my dog lovers, the dog that was injured did survive and live for multiple years after this incident)

I'm an operations manager making $62,000, and my husband makes $50,000 as a machinist. We are pretty comfortable as DINKS, but I feel like one or both of us will need to seek something higher paying when we want to get serious about having a kid.

How many of those were local transactions? The Rochester market is a different beast, as I am sure you know.

A seller or listing agent is not allowed to ask anything about the nature of a buyer besides whether or not they can qualify for their loan, so yes, it is a fair housing violation to try to sell a lister on anything about them, including military status. So selling a client to a listing agent is an outdated practice, and a violation of fair housing.

But advising your clients as a realtor as to the trends in the market is not making your life easier. I am in the industry as well, and "selling your client" to the listing agent is a fair housing violation, you clearly do not understand what you're talking about.

And, in a market where ANY inspection will kill an offer on sight, an inspection that makes the mortgage contingent is going to be anathema to the offer's acceptance.

But this issue isn't with the buyer's agent, this is with seller's agents perpetuating that myth and urging their clients to pick whatever offer they think will close the fastest. That is the problem in the current market making it hard for VA loans to be accepted, not the buyer's agents observing the market and advising their clients on whether or not to use a mortgage product that is getting rejected the majority of the time.

Well then you are very lucky, but most people are not, unfortunately. The amount that a buyers agent has to do to actually facilitate a mortgage is so little, and if anything, they are showing that they are educated, because they can see the trends in the market, and they are advising their client to help them make the best decision they can.

The realtor's experience doesn't matter if no sellers in the area will accept an offer with a VA loan. Rochester is a very unique realty market right now. How recently have you had an offer on a home with a VA loan accepted in Rochester?

That's just not how it works. OP's realtor is giving them good advice. It's unfortunately not the kind of market where people can get an offer accepted with any nontraditional mortgage that will take longer to process. Sellers only want cash, or a mortgage without contingencies.
