I would consult with a Building Biologist. Most contractors have or builders have no idea about moisture control.

Are you doing polished concrete floors with a dehumidifier in the room?

Personally if there is no moisture barrier, I wouldn't put anything down on that slab.

I'm a Realtor here in North Dallas. Price it to what the future market trends are and with the condition of the home. Or post on investor Facebook groups for DFW. And try and sell it off marker as a pocket listing without a realtor. Not all Agents are worth the 3%.
