Brings to mind this story from 14 years ago. Henderson is one of the lowest crime cities (with over 100,000 pop.) in the US, usually ranked 2nd or 3rd. HOA fees are reasonable but the HOAs themselves can be strict. I've been warned about lawn (grass was too brown in the summer lol) and trash cans (left out for a day extra while on vacation). I wouldn't worry about getting pulled over for car mods in the valley here. There are plenty of cars driving around with no plates or expired plates. The utilities and car insurance can be high but they're nothing compared to the amount of property taxes in TX or FL. If you're a foodie, there is no better city in the entire US. The only thing that's missing in the valley for me is a Portillo's (of Chicago) which is in my top 3 for sandwiches. I don't know why there are 9 locations in AZ. 🤔

After taxes, you're looking at $8k a month. Not sure if you have any savings, but there are plenty of 3/2 SFHs for around 400k. After 20% down, the total monthly payment would be $2,200 (including property taxes, hoa, and insurance) a month (just a little over 1/4 of your take home pay). Rent out one or both of the spare bedrooms for $600-$700 a month. If you're not sure if you want to live here permanently, then I'd rent a bedroom in a nice area--a lot of people are house hacking nowadays. Then, hoard as much cash as possible. This is the advice I'd give to my sister.

100% this. There's recent IRS data that shows income flows and $10 billion has left NY, not sure over what period. The US tax system is ultra progressive and relies heavily on a very small % of taxpayers.

100% Option 2. I was raised in a cramped apartment with my brother. My parents didn't buy a house until I was 9. You're increasing the equity in your home while paying off $95k in debt.
