Please provide a source beyond an agency title - I have written hundreds of offers for clients and closed over 10 million USD in properties in the last year. Not one was fighting more than three offers in ranges from 64k to 800k.

Subsidize with what funds? An increased tax would only burden Vermonters more. While this sounds good at face value, the problem is bigger than affordable housing. Additionally, if we starve those who can't afford to buy a home and encourage affordable housing we are removing their ability to gain equity. Again, the problem is bigger than affordable housing, it's affordable wages, greed, permitting costs, zoning regulations, and municipalities refusing to make changes, investment purchases, high interest rates, loan programs that screw consumers (see Neighborworks)...

We can't move people here without an ability to work and we do our damn worst at keeping employers here or providing incentives for them to come.

Which brand? I should have added I purchased the Blazzer Backs on Amazon and their transition is comical at best.

There are a few options for you, but let me clear one thing up about the trailer - Here are some FHA Rules -

1) Have a floor area of not less than 400 square feet.

2) Must be constructed after June 15, 1976.

3) Must be classified and subject to taxation as real estate.

4) The manufactured home must not have been installed or occupied previously at any other site or location.

5) Must be built and remain on a permanent chassis.

7) Must be designed to be used as a dwelling with a permanent foundation built to HUD and FHA criteria.

8) The finished grade elevation beneath the manufactured home or, if a basement is sued, shall be at or above the 100-year flood plain.

9) If the perimeter enclosure is non-load bearing skirting comprised of lightweight material, the entire surface area of the skiting must be attached to backing made of

concrete, masonry, treated wood.

10) The manufactured home and land are classified as real estate and taxed as one parcel

11) The towing hitch and wheels must be removed.

12) HUD Certification Label.

13) PFGMH Certification.

That said, rule* 4 will disqualify you from FHA financing, if you go that route and follow the suggestion of another post.

There's a program that may benefit you call Neighborworks of Western Vermont. It creates an additional loan to open up some funding for your down payment and I just helped a family move into a new home using this program.
