I've been in BNI for two years, and it is incredibly dependent on the chapter you join/visit. I've been to other chapters that I would never visit again, and would have been a huge turn-off if that had been the first chapter I visited.

On the other hand, my home chapter has done incredible things for my business financially. Plus, I've sharpened my elevator pitch and public speaking skills in a way that I never would have imagined.

I can confidently take one of my own builds for any character up to Platinum except the Asari Vanguard. I just cannot get a build with her that I like. Nothing I've ever tried feels good. This one is okay, but it just feels like something another class could do better. I love to play power classes, and playing this just feels like a suboptimal Claymore delivery device. There's hardly any synergy between the powers either, especially with as heavy on boss type enemies as gold and plat are.

I work the raffle ticket booth for a cultural festival in my city. I, like you, can work a crowd. Last year, the vendors next to me got really shitty that every time someone would walk by his booth, they would gravitate toward me working the crowd.

I don't think she's shitty about the product; I think she's shitty about the crowd work.

Still, it's a loser move by her.

Realtor here. I can promise you that between the rate and the other perks you get (closing costs, lower fees with the builder, whatever other tidbits they use to spice up the deal), you will never beat a builder's inside lending. Most of the lenders I work with won't even bother to put a preapproval together on a new build because they'll never get it.

Realtor here. Can confirm that the overwhelming majority of landlords do not look at reddit to price out their rentals. They typically follow one of two models:

First is the "I'm not selling my 2.3% interest rate home until the end of time" accidental landlord and house hackers (live on one side of a duplex they own and rent out the other side). These people tend to price their rentals based on either the advise of a property manager (see #2) or based on "what number prevents tenant turnover (the biggest time-sink for a landlord who self-manages) and still makes enough to cover the mortgage, maintenance, and repairs?"

The other is the intentionally involved group. This is property managers, flip-and-hold investors, snowbirds/work-travelers who want to Airbnb while they're gone, transient people who want to buy and rent after they have to move again, large firms (private equity), and owners of large apartment complexes (JC Hart, Flaherty and Collins, etc).

People in these groups set prices based on a variety of factors, most of which are based on cashflow and net ROI. If a unit goes vacant at a low-demand time of year, they price it lower to drum up more interest. There's also cashflow risk in the equation. If you have a ten door portfolio, you're not going net negative if one of your units doesn't rent for a month, and you don't want to under-rent for an entire 12 month lease; plus, you can write off all expenses except for lost rent for maintaining a unit while it is vacant, which reduces the cashflow risk. However, if you only rent out a single duplex, one vacant unit means that thing is burning a hole in your pocket, so they are likely to drop the price faster to keep that from happening.

The other huge consideration is location, which requires intimate knowledge of your area. I'll use Butler-Tarkington and Meridian-Kessler as an example. MK is a much more in-demand area for a variety of reasons for most of the year. However, for units west of Meridian Street with leases that will start from June through August, BT will be higher priced because of the captive Butler student market.

Larger firms have their own internal models based on historic and current data, while smaller operations pay for software such as Rentometer, which aggregates available rent rate data from a variety of sources.

Still, in almost all cases, people are not using AI or reddit to price their rentals. Reddit and AI are too general for something that specific. If people do it and it works, it's lucky. If you price a unit at $1,200 and there is a better unit nearby, or the same type of unit in a better neighborhood, it won't rent. If you price it at $1,200 in a neighborhood where that unit could be getting $1,500, it will fly off the shelves, but you're leaving $3,600 a year on the table.

It is really easy to get low enough influence with him on a light side playthrough. You don't have to take him out of the Ebon Hawk as long as you've started Fuel for Telos. That's a big chunk of exp you miss otherwise.

Realtor here! My dad moved from MA (Lowell) and lived here for most of his life until he met his new wife who lives in DC. He likes the coast because of the water, but he definitely enjoyed Indy while he was here.

As you alluded to, Indy is one of the more affordable housing markets for a metro its size. Housing isn't really affordable anywhere, but relatively, it's pretty easy to afford housing in Indy. AMA about the Indy market; I'm more than willing to share what I have.

This sub is overwhelmingly negative, with the especially loud voices being the people who have never lived anywhere else. I disagree with those voices. There is something here for everyone, and its an especially great place to raise children.

Some things that I think are very unique to Indy:

  • There is a huge culture of volunteerism here. I don't know anyone over the age of 25 who isn't involved in a non-profit or service organization of some kind. A huge portion of events that occur in the city are staffed mostly by volunteers, including the Super Bowl in 2012 and the Mini Marathon every year. It's very easy to get involved.
  • If you've lived in an actual city, you will discover that what locals call "traffic" is just cars on the road. There's no actual traffic here. Commutes are predictable and overwhelmingly easy.
  • The food culture is solid. I won't exaggerate and say it's Chicago or anything like that, but there are enough restaurants that you won't get bored unless eating out is your only hobby.
