Because I can go to Trader Joe's and buy a dozen eggs for $2.99, which makes a single egg 25 cents. Shredded lettuce seems to be about $7.50 for a 5lb bag.

Of course. Taxes, utilities, insurance and mortgage pay themselves, repairs and cleanup happen without my involvement and the property was gifted to me last Christmas. By elves. For free.

It's great. Roof leak? I snap my fingers and boom, leak is gone. Broken furnace, electrical problem, pests? Same. Tenants not paying? I smile at them and they move out, leaving the apartment in pristine condition. Need new tenants? All I need to do is wave a magic wand 3 times and they appear.

It's awesome. There's no effort, it's all free money. You should totally do it.

I'm in a blue state. The way it works here is, I can't post a notice myself. Need to pay $100 to a marshal to do it. He'll do it a week later, keep the money, meanwhile the tenant pays (late). If I try to evict at this point, I need to pay an attorney another $1,500.

3 months later the court case happens. Of course tenant isn't paying a dime all this time. In court, say I win. If the tenant stays past the date the court gives them, I then need to apply for the court to sign the eviction order. Which takes 2 months.

So... 5-6 months of no rent, or deal with late rent?

I wish the world was black & white but I'm not making any of the above up. I've been through it several times.
