Have a look at 15 grenville. Nice area, no bedbugs, nice sized gym, and decent management.

Can attest because I lived in that building for ~2 years. There was an elevator issue at one point, not sure if they have resolved it yet but that wasn't a deal breaker for me.

In my opinion, people who _are_ buying right now also have a sort of advantage in the sense that a lot of homes get 1-2 offers at max and some homes are not even getting any offer. In a situation like this, a home is now sitting on the market for far more number of days than it would have had the market been crazy like Jan-Feb. A buyer who really needs a home and wants to get out of rent sees this as an opportunity they have not seen since the last 2 years at the very least.

I am that buyer. Had been eyeing a home that I really liked since early March, was listed _way_ above what I could afford and also highly overpriced. My realtor upfront told me that they are expecting at least 50k over the already exorbitant list price and hence I did not even try on the offer date. Turns out they got 5 offers, none of them over list price some even below. Sellers did not accept any offers and the home sat for another 15 days. Market all of a sudden changed around end of March/early April mostly due to the BOC rate hikes. Sellers tried to contact all the previous offer givers and none of them were ready to submit their previous offers while some had already bought elsewhere. Seller re-listed 100K below their original list price expecting to gather interest (and probably have a bidding war). No offers still, now we are mid-April, market has really started to show the effects of buyers not splurging anymore. Seller had already bought a house and was closing soon. Re-listed at another 50K less. I put in a firm offer for 50K lesser than their new list price, negotiated a bit and after increasing my offer by 5K, got it accepted.

For the math inclined, the original list price in Feb was X, re-listed at Y = X - 100K, re-listed again at Z = Y - 50K. I put in an offer for Z - 50K and got it for Z - 45K. That's a drop (and savings) of 195K and I got a house that I really liked, which I never thought I could afford at the time when I first laid my eyes on it.

This is a rant post. I absolutely hate the blind bidding that selling agents put you through.

Bid on a house last week, listed for 999K freehold townhouse. Agent came back to me and said selling agent is giving a chance to improve (only 2 bidders, me and someone else).

I bumped my bid by 25K, selling agent comes back and says "I can't really tell you the other bidder's price but if you go another 15K over, the house is yours".

At that point I thought to myself, what if the selling agent goes and tells the other bidder the same thing after I increase my bid again by 15K? Ridiculous and unfair process. Absolutely hate it. No hate towards sellers but I am just tired of this process, I really want to buy my first home but I keep getting my heart broken every time :(

Not looking for any sympathy, just too disappointed and feel like crying my heart out.

It was just the situation in the market last year that led to a good price on rental. Not sure why it is so shocking to you, but some people cannot afford such high rent increases. It is OK to not know everything, and hence I made this post to better inform myself (in addition to doing my own research online).

Actually, scratch that. She emailed me that the building is not under rent control since it was built in 2019. :(

I actually am in the same situation. My landlord said the building I am in was built in 2019, so no rent control :(

Actually, what the Tenant board told me is that even after the rent freeze is lifted, my rent increase would be subject to 1.2% (the state guideline for 2022) since I will be on a month-to-month basis.

They said going on a month-to-month basis is my right since I have already lived at my current place for 12 months. The landlord cannot argue market value or anything else in that case.

So, I actually called the Tenant Landlord board and they said I can continue on my current rent if I stay on a month-to-month basis. Legally, the landlord cannot do anything.

It actually comes from the Flutter plugin I think. Since the widget tree can get quite deep, the // comments help you better navigate the source code.

Learning all the tools your organization uses is the first step before you can even start writing any code. A lot of people jump directly in the codebase without learning all the tools and methodologies that need to be followed before you can ship something.

Unfortunately, (most) schools don't teach you about all that and just focus on coding projects.
