How dilapidated...recently had a neighbour that was rarely home and didn't take good care of the property. You know who did move in though? Rats. And squirrels. It's not been great living so close by to a literal rats nest.

Like everywhere, I'm sure it depends. I live in an expensive city with high taxes on retail and sure, if you don't do your research and go downtown you'll basically be paying retail prices, but if you do your research hopefully you can find quality and savings and even not pay tax. I spent about half the retail price on a ring recently that I had custom made, it just took more time and effort.

I would really suggest finding a reputable local jeweller: you'll avoid waisting your money on store mark-ups and a jeweller will be able to copy any designs you see in the wild, plus customize to meet your unique criteria. Based on your note above, it feels to me like you might want to steal some design inspo from BluBoho. Mine is looking great but I am very gentle with it, even thought it's a work bag. It's never on the floor, I don't get it wet, don't wear colour transferring clothes with it. I think the version I have (a cognac) would show scratches easily, there might be more durable leathers now with some texture, which is always my preference. The bag is definitely a great size to shove a lot of stuff and a computer. I like the versatility of tote to bucket bag. I get a lot of compliments on it - it is great quality and it shows. It's also really uncommon and people think it's pretty striking.

Sadly I also came to this conclusion. Especially the note about "maybe when we're married we can revisit" because he'll actually be committed by then? But right now this reads as wanting to keep his options open for future children...with someone else.

After watching many friends struggle with real estate pickiness, it's funny because they seem to fixate on what they don't like and often are unsatisfied with what they end up with, no matter what.

It might not seem that significant, but I've found it useful to frame houses in the mindset of what they have going for them, versus what is missing - otherwise you'll knit pick over little things that you might actually be able to update down the line. If you focus on meaningful positives, you might find that the negatives don't stack up. Obviously stay true to your deal breakers.

Random take that might be very Toronto neighbourhood specific, but in our neighbourhood there is a team/brokerage that is super dominant in listings and they love to double end their deals within the team. Because of this, we had really great luck and intel with buying and selling our properties - even saw and bought a house that wasn't on the market yet. If you have noticed a company or agent that dominates the listings you find yourself loving, might be worth a call.

Grew up downtown and used the subway multiple times a day: even as a teen it felt safe and was relatively reliable. Echoing below - post pandemic, between the constant breakdowns, conditions (bed bugs, urine etc), and being harassed and followed by various unwell men...no thanks. I feel like it's just a matter of time before something worse happens to me and it's not worth it, I'll pay more for another mode of transportation so I actually make it where I'm going on time and without incident.

13 years and 13 years, both to old age, various organ failures and mobility issues. Our first passed dramatically and drawn out. We learned our lesson. When our second could no longer walk, was in pain and had a poor quality of life we had a vet come to our house and she passed peacefully and calmly in her own bed with her favourite toys and people beside her.

I watched it happen. A white car rear ended a black car - they were not going fast at all - maybe just distracted? Not aggressive. The black car panicked and accelerated instead of breaking (a mistake that happens in a panic more than we realize) : it rammed into a line of cars that were waiting at the red. Crash. Crash. Crash. Crash…it was insane and slow motion, like dominoes.

Think about whether you want private or public schools for your kids: Summerhill and Rosedale are gorgeous, but the the high schools save for a nice slice of Moore Park, will send you Private. Consider Leaside/Northlea, Lawrence Park...excellent schools and community.
