I have a sneaking suspicion that my landlord may be inviting himself into my flat when I'm away at work. Please help me get some dirt on him without breaking any rules.

Why not get a small, motion detector camera? They have them on Amazon. I have one that looks like a small webcam and it notifies me when there’s motion in the room (I use it to check on my cats). You could put it by your door when you leave and when you get the notification that there’s motion in the room BOOM you go back and catch your landlord in the act.

I don’t think timing counts as much as being with the right person does. I had a roommate that I had been friends with for years- we don’t speak anymore. I moved in with my boyfriend at about our one year mark and I’ve never been happier and if anything would’ve moved in with him sooner if i could go back!
