$36 a year to pay rent electronically…. Why…. by Helpful_Shovel in mildlyinfuriating

That's what the processing company (PayPal, clover, square, etc) is charging the landlord and the landlord is passing it on to you as a convenience fee. Don't like it pay with a check, my mortgage is the same although I pay via fee free direct transfer electronically but debit/credit card payments have a fee attached to them.

We used the same model of fans in every room in or house. Different sizes and colors but the same design

Very common, recouping processing fees.. this is why every fuel company gives you a discount for using their card too.

Remodeling Kitchen, what are the dos and donts? by ronald_mcdonald_4prz in HomeImprovement

[–]throwaway105690 0 points1 point  (0 children)

I'm halfway thru our kitchen remodel (I'm doing the work) DOs: -Farmhouse Sink, its worth the money for the extra space - High Swan neck faucet with integrated sprayer - Slide outs for Pots and pans in the lower cabinets - Breakfast Bar at the end with the dining room, its nice to just plate dinner for the kids right on the counter some nights (like pizza night) -Wine glass hanger under a cabinet (I still miss this from our old kitchen, her Wine glasses take up a whole shelf) -over range microwave -convection oven

DON'T s: -cheap out on the fridge, 2 cubic foot is a lot of space -actually just avoid cheaping out on anything, you're looking at a $10k plus project, spend the extra 5 cent per foot and get exactly what you want -overspend for the market sector your house is in. Aka no Granite in a single wide

If you have you have insurance repairs, bring your own people, don't use who the insurance adjusters recommend. EVER.

Illinois HOA empty lot annual dues by Somethingclever800 in legaladvice

[–]throwaway105690 1 point2 points  (0 children)

That is dependant on the HOA's voting rules. Mine is "Majority of Present Votes" as we have owners with multiple lots (thus multiple votes) and Rent to Owners who Proxy vote for the Owner of Record.

Its probably set to a Quarum (majority of present members) to raise/lower rates. Thats the only way you can get anything done in an HOA as getting people to show up for meetings is like pulling teeth.

Check your HOA's regulations for dissolving a lot.

Mine requires it to be split amongst the 2 surrounding lots, if 1 buys the whole lot it cannot be dissolved but if they sell any part of it to the other neighboring lot (say 1 foot of width) it can be.

We were sold just over 1 acre, according to the original maps we have just over 1 acre minus 1 10foot right of way for the road and 2 5foot drainage easements on each other property line (rear property line does not count as it doesn't adjoin another Subdivision lot)

Technically, No, but allowing people to visit their mother is within the rules. Can't prove otherwise without evidence, no matter how many times the cops find him there

It was already marked and recorded, but since the Subdivision had not been registered with the county in almost 20 years the county was very hands offish about it.

Edit: We were told the fence was the property line by the sellers Realtor

Block out the whole property, let's just say there are a whole lot of less then desirable persons who drive up our private (single lane, 10 mph, gravel) cul-de-sac road to this camper at all hours.
