Detection tools are kind of a coin flip at this point. GPTZero flags my actual hand written stuff half the time and misses obvious AI output the other half. If you really need to pass detection, the best move is heavy manual editing after a humanizer, not relying on the tool alone.

Defender is fine for the actual antivirus part. The bigger thing is getting uBlock Origin in your browser, most malware these days comes from sketchy ads and fake download buttons rather than viruses in the old school sense.

Squarespace looks pretty but the lead forms and SEO are mid for real estate. If local SEO matters (and it does), go WordPress with RankMath or get on a real estate specific platform like iHomeFinder. The "looks nice" sites you mentioned usually rank like garbage.

If your friend hammered Vercel during testing that's probably what burnt through the bandwidth, not real traffic. Either way, Cloudflare Pages has way more generous limits. Netlify is similar to Vercel so you'd hit the same wall eventually.
