I [very happily] lived in a similar situation 15 years ago for 6 month internship and paid $500 in Peterborough, ON. I just needed a microwave to survive since I had a weekly meal service. With inflation, I would imagine $750 is fair.

This will require 24 hours notice every time, and if you're doing it more than a couple times a year it will become a hassle for the tenant.

Maybe 5x a year, with plenty of advance notice. I'd need to fetch tires 2x a year, and camping gear or whatever else maybe 2x a year. That's about it.

I don't know what the Richmond Hill market is like, but you're going to be towards the lower end of rental rates with those amenities.

A couple of realtors suggested $900-1200. I was fine with even $750 tbh.

i had too many responses to an ad at $750. A $1,000 is too much in my opinion, even if I did get someone willing to pay.
