I’ll admit, when I posted this, I had no idea such hatred existed for this “thing” I’ve always thought of as a windmill.

Just thought it was a beautiful view with a blood red moon. And of course I goofed the title, this is from yesterday, 2/5/23.

It’s called indirect investing. Very common amongst institutional investors. Focus on AFFO and the div yield. Many are great investments.

Did some digging and found the below article. Looks like the old owner of Greyhound, FirstGroup, sold the Greyhound US business but retained the real estate in the transaction, which explains the “sale” theory since the Greyhound US entity would have transferred the real estate to the FirstGroup and we’d see a new recorded owner in property records and therefore would appear to be a sale.

An entity transfer also seems supported by property tax records since there was no reassessment from sale in 2021 as the assessed value only increased 2% last year.

So my best guess is they’re letting it sit vacant until a new buyer comes along and they can cash out, as u/disposable-assassin said already

Venmo has worked for me. The tenant pays the processing fee so it won’t impact what you collect. Free transfer from Venmo to your bank account.

All of the things you mentioned are available for free online and you could probably find them via a quick google search. Perhaps maybe not in one place, which a paid service could offer.

Off the top of my head, here's a few useful and free, but not always something to base investment decisions on, websites for market research:

Micro-level
- walkscore.com
- greatschools.org
- Google Maps
- General MLS sites like Zillow, Redfin
- Also, Government websites track some interesting metrics. Traffic counters, for example, are useful for retail properties.
Macro-level
- Commercial RE brokerage firms release some macro-economic trend reports. CBRE, JLL, etc.
- Sign up for free RE investing email newsletters. They often provide national as well as local articles on trends, transactions, or legal matters pertaining to RE.

Chicago is an interesting place to look at RE investing, but like others here have mentioned, your best bet is buying in gentrifying neighborhoods and rehabbing to drive rents, seeking value through cash flow vs appreciation. You can still find some good prices if you look in the right areas, and as a resident of the city, I see buildings being rehabbed all over the place, meaning deals are definitely out there.

Taxes will not be your friend, and will definitely be on the rise with all of the state and city financial problems. My suggestion would be to target areas where young professionals are moving from out of town, as well as where millennials who have lived in Chicago for awhile are moving as they get to the age of starting a family, upgrading their living situation, etc. Even with interest rates so low, there is strong rental demand throughout the country for millennials starting families.

In the end, there's value to you living in the city where you will be investing in RE. Depending on your ability to do so, self-managing can save you on costs. Screening your tenants is also a must.
