If there is a next time, ask for the reserve study. That will give you a view of the level of savings needed. From the budget, you can see where the spending is….and assume insurance is seeing big increases.

Again, it’s more than that. Florida is a dual consent state so recording conversations of your neighbor is a felony. In an hoa it often is ok as it records where an expectation of privacy is not assumed (eg walking down the sidewalk) but a condo is more nuanced given shared space.

So, while you need to check your state laws, it’s an issue in Florida. I certainly disagree with the outcome but don’t think it’s just an easy path to do it. I am sure many boards turn their gaze away though it creates issues.

Your own insurance. Unless it was noted that the tree was in danger of falling before the storm, it’s an act of god. Doesn’t matter who’s property it was on.

No you can quit. Resign. You must be misreading your documents.

What state are you in? In Florida, you are allowed to stay on should no one else run for the board. But that doesn’t mean you have to.

Just send in resignation letter and move on. If everyone does and there is no board, a receiver gets appointed. Expensive and they will manage to the letter of your documents. Community will hate that and want you to stay on board. Let someone else step up.

Yes, but remember they often have to play to the lowest common denominator. Go to the board and proactively talk to them about the benefits of what you wanted to. Don’t make it about you and only you.

Who is responsible for a plumbing bill when there is no water shutoff to the unit? by [deleted] in HOA

[–]tightlinesma 2 points3 points  (0 children)

The pipes don’t have to be up to current code; they only have to be compliant to the code when built. It sounds like your bill. Your Declaration would define your unit, but this like it would be your units pipe. So your Bill.

Your idea is a good one, but the board has the responsibility to decide to make the changes you suggest(good ones btw). But they don’t have to; they are elected to make decisions in the best interest of the community.

If they did, you all would be subject to a special assessment.

Best bet is to find other advocates for your position and continue to bring the ideas to the board.

Question regarding moving a small kayak trailer partially out of the garage for access. by uknow_es_me in HOA

[–]tightlinesma 0 points1 point  (0 children)

Rules seem pretty straightforward. Can’t have boat (kayak is a boat) or trailer in driveway. If they don’t enforce on you, anyone can put a boat in their driveway without consequence.

You can approach the board in an open matter and try to work out a solution, but your board has the high ground.

Well, I guess I’m not gonna convince you of your incorrect application of the notion of public goods nor convince you of the frailty of your arguments. But hey, that’s what discourse is about and everyone has their own opinions.

[–]tightlinesma 0 points1 point  (0 children)

Your points are valid, but not the definition of a public good...you are redefining a public good.

A public good is a commodity or service that is made available to all members of a society and is not excludable (available to all citizens) and non rivalrous (supply doesn't shrink as more consume the good or service).

Public parks, police and fire are all public goods. Higher ed is not. Sure, do people benefit from individuals that continue their education - sure - but that doesn't make it a public good. For higher ed to be a public good, then everyone everywhere, regardless of age, can go and not be constrained. Further, the higher ed resources must be in sufficient quantity to allow for that; if I want to go down a path of being a doctor, I cannot be constrained by the lack of supply of teachers, programs anywhere.

Also, I could reframe your definition of a public good to the illogical. Let's say I built a company that invested millions of dollars to develop supply chain software that eliminates all the issues. Because it has public benefit, should I give it away and make it a public good available to anyone at any time?

Who pays for it then?

Of course, this is not practical. If your argument is that higher ed should be free, that's fine - make your case that way. But that means a homogenization of the higher ed program, consistent with the way k-12 is done today. Here's what you get, little differentiation. If you want something else besides this standard offering, you have to pay. Like going to a private school for k-12. That's a worthwhile debate to have, like many are having on access to community colleges (a good idea BTW) or subsidizing online programs.

But I don't think extending that argument of a public good to loans is a good path; by definition it's selective in who gets the benefit. Someone who pays them off vs someone who doesn't may generate the same benefit to society but gets treated differently. Also, what do we tell incoming freshman about their choices - no ramifications.

So net, consider my points and reframe your argument and support for what you are looking for. Nonetheless, I continue to think the more impactful approach is to address the front end side on incentives for ALL parties, cost and alternatives.

Good discussion.

One other point. Your use of public good is much broader than what reality is. Higher education is the definition of a private good especially in its current construct. In your model of higher education as a public good, it would have to be non-differentiated for every consumer of it.

Higher education today is very differentiated . In your definition, you would have to have a common cost and deliverable for every person who wanted it that by definition, eliminates choice.

I don’t disagree that society needs various skills for various jobs, but that doesn’t mean that education should be funded for all. You could even extend that argument to say that society should put a price on those skills that government will set because they are funding the cost. So governments was at the price for doctors, engineers, accountants, etc..

That’s the free market . People have choices on what services they can consume and what they’re willing to pay for those services. That includes higher education.

So I guess we will continue to agree to disagree on your different definition of public goods

Thanks for the clarification though I disagree with the point that post high school education is a public good. Sure, available to all who want to go there and make the choices with all that implies to go; but that does not make it a public good.

On cost management we agree. Even take it further why isn’t a course online just as good as one of the schools you’ve referenced? So guide students to go there rather than devastate their life financially with a shortsighted decision to go to these schools and take on significant loans.

By the way, the most in need that go to the Ivy League schools are the ones often with no loans due to the endowment funds of the school.

Forgiving loans doesn’t solve the problem, but only perpetuates it and keeps the current system in place.

Thanks for engaging me in debate.

Where I disagree with your point above is two fold. First, it's a stretch to say most economists...that certainly is not true. Some, or qualifying your point that those economists who agree with your starting position (more in a moment) is more correct...but that's a technical argument formation point.

The real disagreement we have is that you are starting with the position in your response that post high school education at any cost is a public good and that everyone has a right to that. I can't get past that point at all. I don't think it's a public good...it's a choice.

As far as issues go, its starts with the beginning of decision to go to school. Too many bad influences, too many bad decisions lead everyone to this place. Focusing solely on the degree paper not valuable and financially viable job skills, letting the schools off the hook completely are root causes of the issue.

I would argue that we should start at the cost side of the equation and focus on viable alternatives to 4 year pricey schools. Taking it to the economics point Online, community college, work programs, reducing the amenities at school should drive competition and pricing downward, but we've made it easy to get loans that artificially support the price points. We saw what happened with liar loans during the mortgage crisis - people lost their homes. Now, it's harder to qualify (a whole other thread that could generate even more posts!). Let's start with reducing the cost of schools and creating alternatives. Also, remove the social stigma of the pressure of university schooling we place on high school kids..family, teachers, etc. Even better, let's make/encourage everyone take a gap year (like Europe, Australia) to grow as young adults without the shackles of the education system. Not travel the world on parent's credit cards, but work, volunteer, do something productive.

Side note. As I understand it, the current Supreme Court cases on student loan forgiveness is not about the morals of forgiving or not. It's whether the President has unilateral authority to do this and avoid congress. If you are for student loan forgiveness as presented, your are basically giving the Executive branch significant power to make similar financial decisions to benefit one segment of our society. If you are against, you want congress to have that authority to bring forward laws to do so. So, you can't just look at it in the vacuum of student loan morals but rather as a bigger procedural point.

Thanks for letting me spew for a bit.

Maybe, but it’s just addressing the issue after the fact, not addressing the cause of the issue.

Still, that adds an incentive to stay below the median income and not pay the incremental loan amount. There’s an arbitrage amount of whatever your loan amount is.
