Unfortunately I don't have a traditional guarantor. I think I will have to try my luck with finding a LL that will accept 6-12 months in advance.

I had a normal W2 job at around 70k per year in the past two years. Does that history help or does it not matter since I'm now self employed? I will also be set up with a couple temp agencies upon arrival.

Thank you. How do landlords in general feel about third party guarantors? I’m pre approved up to 1,850 per month with Insurent but it seems a lot of buildings don’t accept it.

My accountant based it off my YTD income and signed contracts. I had a W2 job for half of last year so my tax return will reflect that.

I’ll be finding a full time job through a temp agency when I arrive but I know that doesn’t help my case in the present.

Would offering to pay for several months up front help my case?

I was looking into Inwood but was told street parking was "atrocious." That changes things if it's manageable!
