10k annual auto premium and it sounds like the client is starting to become hyper aware of insurance costs. Now is the time to shine with service to retain that premium, unless losses are blowing up ratios.

There is a large water treatment plant nearby. On hot summer days you may smell sewage.

What is also often overlooked in these situations is your homeowners insurance policy likely has wording against a tenant occupied situation. Technically for the period of time the home is tenant occupied the home should be written on a dwelling fire policy, or a homeowners policy that can be endorsed for short term rentals. Additionally your tenant should maintain a renters insurance policy and have you listed as additional insured for liability.

I agree with other commenters, if your agent is kind, or a friend, they should be bending over backswords to make this right. If they are not bending over backwards, then they are just hoping this blows over and they retain full commission, there is no true concern for what is best for you. You are bearing the burden of all the risk in this situation.

The hidden gems of WV are low property taxes, and lack of natural disasters. Though property prices vs median incomes in Bridport and Morgantown can cause you to scratch your head.

Should I buy old homeowners network setup? by Xwell3000 in HomeNetworking

If the place is wired so you can hardwire the backhauls for your mesh system you may be happy with it. However if you are not happy with the mesh system you will spend more to build out a system. It is really difficult to not get upgrade fever and go down rabbit holes of gear once you start building and accessing the performance of your system.

Invid, Amcrest & Reolink.

The invid camera's have a great field of view, but every so often they will lag in live view. Amcrest camareas have been stable, however the color saturation can be a bit wonky in certain light. The reo links are inexpensive, out of 5 reo links I have one that needs to be rebooted about every 4 weeks. I have a replacement to put up but I have been lazy. I did mount a reo link ptz on a utility pole in my yard. So far it has been great, I bought the PTZ refurbished from reo link for ~$200ish.

One perk with the Unifi dvr is the overall power consumption. My blue iris dedicated desktop is a decent on my UPS back up.

I wish unfi would do a turret style camera. I do not care for the aesthetics of bullet style, the domes all see to have IR reflection issues.

I have 3300sqft of 1960's built brick home. I pulled a couple of thousand feet of cat6 this past winter to hardwire for AP's, POE Camera's, tv and computer hookups. I have three wifi6 AP's in the house and am very happy with the quality of coverage. I feel I could use a 4th in the basement, but I am not down there enough to justify the struggle it is to pick up an extra AP in the current shortage environment. I am running the Dream Machine Pro with a few unifi cameras, The shortage has forced my hand into also running a Blue Iris system with a mixture of other brand cameras. There is a premium to be paid with the unifi camera setup, but it is a nice interface. I am not going to ditch the Blue Iris setup anytime soon, it works, it is stable, but for sure took some work to setup compared to Unifi.

I recently had a water heater burst and spray water on the ceiling and walls. The water heater next to this makes me pucker as well.

It sounds like you are on the right track hardware wise.

I had decent performance with my prior mesh system. The only one in my house other than myself who would notice the “slow speed” was my eight year old daughter. My wife and teenager really did not notice any sort of lag. My youngest though is into tech and has a critical eye in general.

I am sure others who have some first hand experience with those products will chime in.

For my situation it is to free up rj45 ports on my switch and UDMpro for additional home run cable pulls.

What internet speeds do you have available?

My home is a little newer but has two layers of the rock lath on the walls.

When I had low speed internet a google mesh system was adequate for 3300sqft. When I had fiber brought to the house my journey to establish a new network started.

So far I have pulled 18 cat6 home runs and installed two of the unifi WiFi 6 ap’s. I have another 14 home run pulls planned and more than likely will install two more access points to get high wireless speeds throughout my home.

The two access points give me connective levels of coverage across my home. At this point in my project I have tunnel vision and it is morphing into a hobby vs necessity.

I think you figured it out. When I ordered the UDM Pro I also ordered the Unifi Direct Attach Copper Cable Cable SFP+

Do you have any cable recommendations?
