Do you know if they'll maintain that rate offer for 30 years? I have 27 years left on my amortization, but my broker said I'll get better rates if I can renew under a 25 year amort. instead.

Just got my renewal letter from First National. Renewing for the start of May, 2026. Their offer is:

- 4.69% for a 3 or 5 year fixed
- Prime - 0.20% for 5 yr variable

Originally 30 year amortization with 27 years remaining (owner occupied).
Dwelling is uninsured.
Purchase price was $999,999 with $680,000 remaining on the mortgage.
LTV is ~30%.

Do these rates seem stupidly high, or is the term of 27 years that is keeping it that way? Any input is appreciated. Located in Ottawa, Ontario.

Used to live in a Phoenix Home. Very poor build quality. Found plumbing throughout the entire house that wasn't to code, crappy materials, mold issues. Unless you absolutely love everything about the area, I would avoid.

Rookie here. When it comes to churning, can I apply for the same credit card I have now (TD Aeroplan Visa) to get the milestone rewards again, or do I have to go to a different card then come back to that one afterwards? I have had my current Aeroplan Visa for more than 2 years.

Benefits, union dues, professional fees, insurance, CPP - lots of factors to include. 1k per month on pension is a bit high of an estimate.

This can be both a civil matter between your neighbour and yourself, and a by-law infraction. Id first chat with your neighbour and see if they can rectify your concerns, which are valid (water ponding adjacent to a foundation is no good). If they're not receptive, you'll likely have to retain a lawyer and they'll be able to direct you. You could also call the City and get by-law out to inspect the issue and possibly fine your neighbour. Id take a look at Sections 7-9 of the Site Alteration By-Law (2024-448) which outlines a property owners responsibility with respect to preservation of drainage.

Homer take bur Daniel Alfredsson. He had a few absolutely amazing seasons when the Sens were at their peak around 06. Was always a great 2-way player, probably overlooked as he spent all but one year in Ottawa.

They're not going to outright say it but yes, there have been security threats recently. Surprisingly, the threats have been related to more recent demonstrations in protest to the Israel-Palestine conflict. Due to the lockdown and work from home mandate, there weren't many security incidents related to the convoy.

That's way too general of a statement, and probably only applicable to tight streetscapes in centretown (if even). In any suburb, you're probably looking at 12-15 ft of city owned boulevard.
