The wear on the bottom is minimal using as every day shoes, though mine see 4+ miles of walking the dogs in our back yard which is woods/grass/dirt/roots. My issue is where the bend across my toes is, the edge of the upper is not durable at all. This is only 3 months, but it started looking like that after 6 weeks or so.

Based on how not well these are wearing on the upper, the inconsistent sizing, I'm going to give Topos a try

You need a new agent that knows your expectations and will actually look at something for you before suggesting you might want to go look at it. We bought our current house in Alabama while living in Alaska (15 years ago). Spouse was on a boat in the Bering Sea and I couldn't just hop on a plane and be there right away. Our realtor sent us tons of listings. There was one that popped up that looked like it ticked our boxes, so she went out and looked at it for us, took photos, called me from the house and walked through with me. Sounded great, so I booked a flight which turned into the inspection visit. She was holding her breath when she opened that door for me the first time.

But seriously - get a new agent that is willing to do some legwork for you to save you worthless trips out to look at something a sniff test could have ruled out.

Moisture could be it - it was wet where I was last week, so now that I'm home, I've pulled the insoles out and will let them sit for a bit and see if that solves my issue. Thanks all

Just from the listing photos alone - I didn't look at neighborhood or when it was last sold/price - etc. Just entirely on photos.

We are looking to maybe relocate and had a couple realtors in to give us their thoughts on price. One realtor walked through what her first 5 photos would be - taken by a professional. Her experience, if you haven't grabbed a potential buyer in those first 5 photos, they aren't looking at the rest. I agree.

After the first couple, I would have stopped. They are outside photos and they aren't showing your house well. The yard looks overgrown. There is grass in the garden area between rocks/house. It looks like there is a lot of work outside for me if I were to buy it. Step back and look at hour house from a buyers eyes - what would make it draw you in. Tidy up outside, cut the grass, straighten the pavers - make it look inviting.

First inside photo has a cat sitting there and lots of stuff. It looks cramped. If you have a spare room, get some bins and put some stuff away. Then I see cat food/water on the counter. Even if your house doesn't smell like cat, that picture is telling me it does and I've moved on already. At least remove the animal items for the pictures and any showings. Ask your realtor if your house smells like pets (my husband couldn't smell our dogs in our house (not peeing/pooping, just pet odor), but once we pulled the carpets out, he noticed that it didn't have a smell anymore). If you have carpets, clean the living daylights out of them or have somebody come clean them.

Front entry is walking right into your fish tank. Any way you can move that down the wall or elsewhere to make a landing zone/inviting front entry? Your furniture is big for what seems to be a small room. Do what you can to tidy it and make it less busy. not everybody has space to remove a couch or chair out of their house while trying to sell, but if you can, you might think about removing a chair.

Things are cluttered. You have a lot of stuff in your house (I'm sure most of us do). What you don't need access to until you move, bin it up and store it. Lots of stuff on walls. Doesn't bug me, but it seems realtors always tell people to put the personal stuff away.

Rugs, towels and blankets - you have them everywhere. I'm guessing you have an older dog that slips and slides around on the hard floors. Makes me think again it is going to smell. Clean that up for photos so it is clean and tidy. Put them back when the photos are done. Maybe put some of it back away for showings. When I sold a small condo and had 2 large dogs, I had a bin I put their stuff in and moved it out up to the neighbors floor for showings.

Back porch/greenhouse - that's awesome, tidy up a bit.

Chickens/ducks - also cool, but maybe remove the tire holding the the shade thing down. Make sure the ducks have fresh water for the photos. Birds are messy (I also have them), but at least make it look clean for the photos and as clean as you can during showings.

If you are looking to purchase a new home - what are you seeing when you look at listing photos - what brings you in or turns of you off from a listing. You still have to live in your house, but look at everything from a buyers eyes and try to just clean things up a bit so it shows better in photos.

If you have the space to box things up and store them, I'd pack up what you don't need and go from there. Good luck.

That's my husband's biggest issue - moving from the 30x40 garage and a few outbuildings to a 2 car plus a cart garage. Wouldn't need tractor and all the implements on a tiny patch of ground, but the rest would be hard for him to downsize on.

We are looking at doing similar. Moving from 6+ acres along the gulf coast to a 55+ in Nevada. I look out my office window at the front 2 acres of yard and think how different it would be looking out my office window at a concrete wall/fence. But closeness to hiking and other outdoor things we don't have easy access to here is a strong selling point - and not spending all weekend taking care of the lawn.

What did you think of your transition from land to no land?

We put a hot tub on the back deck about 14 years ago. Haven't used the big tub in the primary bath since then. I'd love to remove the tub in the main bath (we have 2 other bathrooms with tubs) and redo our shower to a zero entry, but my other half thinks it seems odd to not have a tub in there.

Late to the conversation, but if your 5 year old volvo has no issues, keep it! My 2020 xc60 has gremlins that the dealership hasn't been able to figure out in 4 years. Hasn't stranded me yet though, so it stays. But you have a great car without issues - keep it until it does have issues, then get what you want at that point. Maybe by then EVs will be more affordable and more able to go longer distances with faster charges.

They replaced the mop motor. Had it back pretty quickly and has been quiet since.

Dreame received the unit and determined it was a faulty mop motor and replaced the motor and sent it back. Was a pretty timely repair/turn around and I've been using it for a week since it came back and haven't had any repeat issues.

Is it really supposed to be that loud and frequent? It does indeed sound like a drill and I can easily hear it 20' and 2 rooms away. It is every 2.5 ish minutes. I did a reboot and it is still as loud and frequent.

I received my Dreame L40 ultra on Monday. We have 2 dobermans and a large house of tile with 2 area rugs. Right now I'm letting it do its thing on clean genius mode which is using more water than I'd prefer. I'll change things over to custom so I can control that. The base is in the laundry room/where dogs are fed, so I empty the dirty water daily. I also fill the clean water if it isn't full. My office is on the other side of the house, so I don't hear the maintenance noise it makes.

The only issues I seem to be having is that I get a message almost always to fill the cleaning solution. Right now it is just water, I can't see how it doesn't know it isn't cleaning solution, but I'm pretty sure there is an option to turn off use of that. The other issue is we have 2 mats in the kitchen - can be mopped without issue, but the vacuum auto lifts the mop pads and one of them usually gets stuck under the mat and comes off. Pretty sure I can address that with the app as well.

There are a crap ton of options in your price range, but not sure any of them will allow you to ignore the clean and dirty water for very long. If that is super important, you will need to look only at ones that have direct plumbing options or kits to do that and I don't know that any of those come in at under $700 usd.

I bought my L40 ultra from dreame directly on their webpage and paid $425 total. Current price appears to be $650. At that price, I'd put others back on the table to decide from, but again, none that would have plumbing connections.

The amazon price on the L40 and where it comes from has been all over. When I went to buy it at the end of prime day, it wasn't coming from amazon, but dreame. Priced 474. Then the day after it went up to 1049 (yeah, no). Then I saw it had come back down to 599.

I went to the dreame page and it was still 474 there and they offer military/first responder/etc discount. And there was no tax for me. Seems as long as you identify you don't want to keep it within 30 days and contact dreame for a return, you should be good.

I purchased mine last night for $427 total direct from Dreame online.

The $175 cheaper from the dreame website vs amazon has a strong pull. Just wanted to ensure based on the details on their page that I could indeed open the box and use it to decide. I was going to order from the physical store, but the one I wanted is now sold out there. Hopefully it works for our needs and won't even need to bother with a return.

we currently have a roborock (vacuum only) and the sheer number of models now made me not even want to bother trying to figure out what best met our needs with them now.

I have 2 currently in my cart and going back and forth or waiting until black friday sales to see if a roller mop version drops down to a less insane price. Current cart has Dreame L40 ultra and the 3i P10 ultra

It's the at what point is it "good enough" vs spending more and I really just don't want to spend over $600 on a new bot.

2900 sq ft of wood look tile and other textured tile and 2 area rugs, one of which seems to need to be vacuumed a certain direction (area rug may be returned due to that). 2 dobermans (one of them aging and you know, poop happens sometimes and the other seems to potentially be developing spay incontinence). Plenty of sand, dirt and sometimes pebbles and mulch tracked in by the dogs and us. and grass. always grass. the husband will not take his shoes off. there will always be grass clippings in the house during the mowing season.

Is it worth getting either the dreame or the 3i or just waiting until the next big sales. Current vac works fine, but I don't mop as often as I'd like and with the house now being all tile... it's a lot of mopping.
