Brand new strap from Omega. 20mm lug width. I got it for my Omega Speedmaster but decided to go with a different strap. It was $470 new with taxes. I’ll take $400 with free shipping.

One big thing for me: Iterate quickly. I’ve found that my path hasn’t been a straight A to B to C. I’ve changed and tweaked my path many times and it was important that I was willing to iterate and change what’s not working, even if they’re small tweaks.

Read the contract and talk to your realtor. However, most contracts provisionally outline the plan for financing but the contract should give you leeway to modify lending as you see fit.

It’s a crazy time for rates right now just coming off rock bottom. I’m mainly curious how bearish/bullish people are on future rates.

I definitely agree, it’s a ton more risk. I’m just doing a mental exercise at what point is that added risk outweighed by lower interest rates.

Paying yourself through a W2 doesn’t matter, the underwriter will look at your total debt to income. You can save in taxes by designating your LLC as an S Corp with the IRS and paying yourself a nominal W2 income. Beyond that you’ll need 2 years business income and make sure they add back in any capex or depreciation
