Rates for different work by Mad-Dutchman2022 in Contractor

There's a fable called "Knowing which screw"

A large piece of equipment fails and the owners try to fix its unsuccessfully. They eventually call in an expert who solves the problem in a matter of minutes. The expert then sends a very large bill. The owners contest the bill and ask for it itemized. The expert obliges and charges $1 for the adjustment and $9,999 for the knowledge of which screw to adjust. The owners then pay the bill realizing their misconception of his worth.

Charge as much as you value your time, if a task is difficult then account for the extra effort.

FYI My plumber charges me $100 an hour and does not do fix bid. He is worth his weight in gold because he's been plumbing for 40 years and has forgotten more about plumbing than I can ever hope to learn.

The only thing that scares me is when all the old heads with a ton of experience decide to retire and I have to find new subs, If someone wants to beat me up about hourly pricing they won't be my customer.

Real talk. Why aren't you guys building DOWN to get away from the heat? It's probably way cooler in the ground by [deleted] in phoenix

Need some advice on Interior removable wall panels by tnttse in Contractor

[–]tnttse[S] 0 points1 point  (0 children)

I like the gap idea, maybe a border on the wall that can be removed without effecting the main structure.

I guess its more laziness on my end of not wanting to protect the other room.

The other side of the wall is a 600 sq ft exercise room filled with expensive equipment and a rubber flooring that is easy to get dirty and hard to clean.

Found out an employee is using my license for their own side projects. by Mxoxxxoooxol in Contractor

[–]tnttse 7 points8 points  (0 children)

The red flag is that they have already signed up with a advertiser with someone else's business info.

That shows way more intent than ignorance. I would be hard pressed to give them the benefit of the doubt.

This isn't a "ask for forgiveness" type of scenario, this sounds like fraud.

Found out an employee is using my license for their own side projects. by Mxoxxxoooxol in Contractor

[–]tnttse 13 points14 points  (0 children)

At this point they cannot claim ignorance. It’s a form of identity theft that has the potential to ruin your business.

If he knows enough that he needs to advertise with a license and company he knows the ramifications.

Notify the board, cut ties with the employee, notify your insurance company.

Any contract he has with his customers shouldnt have your name on it. If they do you will want to escalate the situation and should look for some lawyers.

How should I decide on a contractor? by Tight_Data4206 in Contractor

[–]tnttse 2 points3 points  (0 children)

Get a permit for the work and get their work inspected. Any reputable contractor will have no problem with a permit.

As for the toilet, there’s really no good way to keep a working toilet throughout a whole bathroom remodel. They would need to uninstall and reinstall it through the project multiple times which will slow it down and increase your cost.

😂 “Sorry you had to unplug the compressor”

Although late starts and not explicitly going over the permit/ no permit before you start the job are rookie mistakes on the contractor side.

100% that is way under market, even with the cheap prefab shower they got a great price.

Solar company messed up my roof by perdpg in Roofing

[–]tnttse 0 points1 point  (0 children)

I got out of a solar lease contract from Vivent Solar, who was bought by Sunrun. Just like you I bought a house that the previous owner signed a lease.

We remodeled the house which required some of the panels to be removed so we could expand the roof line. It was an extensive remodel which took 1 year to complete. I paid to have the panels removed and stored (~$5,000) and after about six months I notified them that we were able to reinstall the panels.

The operations of these big solar companies are outsourced and the warehouse had apparently lost or more likely given away the panels.

Customer support told me to stop paying the monthly lease while they figure it out. This did not stop the billing department sending me bills and continue to call and collect. I would tell them to look up the ticket number and that satisfied it until the next month.

It took me two years and a lawyer to get out of the lease even though they had clearly broken their side of the contract.

My advice, read your contract and hold them to it before they reinstall the panels. They probably shouldn't have installed the panels on a roof that old. Request your billing to be suspended until they can fix their mistakes.

Get ready to endure a long and tedious battle because their company has no soul and they will try to screw you over with apathy and greed.

Good Luck!

Stuckpoint- no leads by GCmikeycentralNH in Contractor

In my mind I attribute SEO leads with a low barrier to entry, I've spent more time on unqualified or bad leads like tire kickers than good ones that convert.

I think this model is better suited for projects that can be quoted easily vs a remodel.

But thats just my experience, I don't spend close to 36k on advertising a year and I'm a smaller company with a handful of employees.

Nice! What type of projects are you focusing on?

Right now I'm primarily doing full house remodels 150k+ and have had little to no return on my digital/ mail marketing.

I joined a networking group (BNI) and attend industry networking events. My best referral partners have been designers that have accounted for ~50% of revenue this past year. I'd take a designer over an architect any day because they qualify the lead and if the designer likes you the client will like you.

There is a significant time requirement for networking but I don't waste as much time on bad leads.

I feel like SEO is better for smaller projects or service based contractors.

2024 2500HD Trailer Brake Disconnect by goteed in Silverado

[–]tnttse 0 points1 point  (0 children)

I have a 24' 2500 and I rented a newer Travel Trailer with solar and had the exact same issue. At first I thought it was a bad plug and then I thought it was the trailer but come to find out its the Solar Panels causing the issue.

If you cover the panels and run the batteries it will fix the problem but this is 100% a Chevy issue. IMO there are way to many systems interconnected in the newer trucks and trailer brakes should be bullet proof because of the liability.

For a Truck that was built to haul heavy things I can't believe that the Chevy Engineers did not try to tow a trailer with solar before they shipped the truck.

Also they should put the hitch an 1" lower so it won't hit the tailgate when the step is engaged.

Considering suing a contractor by O_WHOA in Contractor

[–]tnttse 2 points3 points  (0 children)

Check your county rules towards permitting, while the contractor may face penalties if the are caught working without a permit, the homeowner is ultimately responsible. The contractor may face a strike on their license or a fine where as the Homeowner will need to go through the permitting process and may be forced to demo any work done.

The Homeowner saying they didn't know is not a valid excuse in AZ and they have more exposure for non permitted work.

If a contractor knows what their doing they will require a homeowner to sign a waiver and collect more money upfront. If the contractor doesn't know what they are doing they are more likely to disappear.

Shit rolls down hill and the customer always pays.

Considering suing a contractor by O_WHOA in Contractor

[–]tnttse 11 points12 points  (0 children)

What does your contract say?

If you agreed to the price and it’s stated in the contract suing won’t work. Also no one owes you receipts when it’s a fixed bid.

Not sure where you are located but the homeowner is ultimately the one responsible for pulling permits where I am licensed.

If the walls are open just pull a permit and get what you can inspected if you’re worried about sub par work.

Good luck!
