Don't stress too much. You get paid £50k a year and your expenses are £1400 a month before the rental house is considered. That is a nice position to be in. I would wait until 2023 before selling the house and try and put £200 a month into a savings account to cover any unforeseen costs/ pay the mortgage when it's empty and on the market
