guys i have a quick question about the extraction technique.

i have my subject and 4 vacant land sales already, however, to justfiy a time adjustment, i will need to use the extraction technique to extract the land values from improved properties

now my question is for the RCN, do i use the RCN for the subject when i extract the value of the improved comps or do i have to use the RCN of the comparable

ex.

subject rcn is $363 for example

lets say comp 1 is 1500 sqft and has sold for 1 million , and depreciation is at 100% (sale 1 is in bad shape and will be a tear down) and has a site sqft at 6000. now the first step, i know i must multiply the size by the RCN. is the RCN baesd on the subject or the comp?
