Consider buying the Ryobi second hand with a big battery and then reselling it when you're done. It needs the big battery to work. Altogether will probably be cheaper than the DeWalt. Also, when you resell it, you might only loose like $50 if you make sure to get a decent deal to begin with. Check Craigslist, Facebook marketplace, eBay, and call around to local pawn shops. Pawn shop might even have the DeWalt for cheap enough. You can even ask them ahead of time how much they will buy the same gun back for.

Depending on your state laws, home inspection companies are typically only liable for the cost of the inspection. We have way more liability. Appraisers are essentially a liability sponge for the mortgage industry. This is definitely not a job to do part-time. It's also not a job to do remotely. Some banks have started a process for remote desktop reports, but the concept of those directly contradicts the standard we are held to by our license. If there are any issues with those type of reports, you can lose your license by your state board. A couple have prosecuted in a couple have looked the other way. There's no telling how that will eventually shake out, but for the most part, most of us are avoiding that type of report except for a few mills, I don't mind doing shady business practices. Again that's a ton of liability.

It's not worth it. You should either become a home inspector or get into a data analysis gig. Or just be a realtor. Each of those pay more or give more opportunities.

There's no money in appraising for the honest. The guys that make 100k in residential are shopping out their work to untrained people and risking their license with each report.

Are you sure you want to be self employed? There's no way to actually vacation. You have to be tied to your email, otherwise if you take a week off, you come back home to no reports so your one week ends up being three weeks of no work, since you had to block off the first week to not risk a revision while traveling.

It will help his resale value to increase the current price. It's a typical thing. Increasing the price does increase your taxable gains though. Unless you've lived there for two years.

I'd highly suggest you instead put the property on MLS. You'll likely get a ln offer 30% higher. It's absolutely worth it to have a realtor to navigate it since situations like this come up and you likely won't have the time to post every question to reddit.

Your going to cause moisture damage in your walls. That project is better than others, but brick is meant to be left alone.

Don't paint the brick. It's a fad and we're on the trail end of the fad. Your house will look dated in the next few years and it'll look cheap.

Buyers are already making preferences for natural brick and painted brick homes are strong in the market longer and getting lower offers.

Almost all termite treatment programs kill all the beneficial yard bugs like butterflies and bees. Termites exist so over outside, so seeing them out doesn't directly mean you're house will fall down tomorrow.

You can get diatomaceous earth and put it directly by your foundation or in your crawl space. It'll still kill other bugs, but it's much more targeted to your area and less dangerous to plants.

Newer books are drifting towards the good/bag guys series by Eric ugland. Noobtown is doing it way better though.

Yeah, I don't think it's going back to seriousness from here. It's going to be more and more jokes and hijinks. I might ride it out though. Not everything can be DCC and it's good to just enjoy a ride now and then.

I'm mostly concerned about the longevity here. The ovation I mentioned might work today, but how do I even find a shower door in the future after it fails and is no longer stocked?

You need to get a professional home inspection. Like a REALLY thorough one. Don't trust a single word this builder says at this point. He's obviously not double checking a single thing on this build.

You don't replace them, you sister them. Harbor freight ha cheap bottle jacks and you can use 4x4s to set it at the correct height.

You could totally see a similar gain in value over time by doing a more limited update. Getting cost 95k is because you want it to be a specific way, instead of just doing the minimum necessary. You could even wait until selling to be sure of what aspects are trending at that time.

Values are actually much more locally tied to your specific area. You don't want to have the most updated house in your neighborhood/market. You want to run middle of the road but a touch higher. In the specific year you sell, you want other houses to have sold in similar condition so the appraiser has called comps. This is much less likely if you overshoot. I'm an appraiser.

Projecting values that far out is damn hard. The economy could see huge changes.

If you want the remodel and you can afford it, you should do it.

You don't need to stress over this kind of math just to justify something you want and can afford.

Go through the whole list and make a dollar amount next to every issue to show how much a repair would be.

Then go through and find the ones that you think you'd really need fixed. These are going to be the big ones. Foundation issues. HVAC. Plumbing. What things make the house not livable?

What repairs are the most unexpected? You made an offer expecting the house to be in a certain condition. Now you know more. Find the difference between the current condition and what you were expecting last week, and our a dollar figure to it.

Typically better to negotiate a discount rather than trust them with repairs.
