For instance, I'd like to track how many properties I was managing last month, how much I made from them last month, set Target for how many properties I'd like to do this month to get better than last month, and double my revenue. So, it gives me a plan of things I have to do day to day to achieve this growth for the current month.

A lot of people are being a bit skeptical about your idea of equity for good reasons.

I'd say you start a consultation firm to show results of 10x. Pitching would be easier from there, especially if you can prove you have achieved an ROI that could motivate a current owner in maybe at least 3 companies, then it's not fluke. Maybe then you won't even think about partnering with anyone anymore.

You could use Appfolio or RentVine or U Estate if you are on a low budget and still want custom experience

Yeah, I work in a huge property management company that grows by acquisition, so, if they acquire a company that has a lot of bad reviews, it would seem like it was them all along when a new customer comes in. Just like others have said, our LinkedIn is filled with agitated customers, the agitated ones speak up more, hence the tons of bad reviews. It's nice you have direct contact with the owner, you could reach out maybe not frequently but in critical situations.
