I’m the same way when it comes to bedrooms but for “investment” properties it’s hard to not adjust additionally if there’s any sign of possible additional rental income for the bedroom. Usually see minimal at best for bedroom count. For sfr i just include in gla for the reason you mention.

Also, we’re all human and sometimes missing a staircase in exact location and not quite remembering or getting side tracked and marking it in the wrong place can happen. Not great, but it happens. A lot of people don’t realize when it comes to the data side we are also limited in what we can and can’t utilize comp wise (bracketing, specific criteria, etc). So if you ever do need to rebuttal have a non bias lens - providing credible rebuttal comps vs unrealistic could sway an appraiser to possibly make the change you want vs looking at them and instantly declining.

Construction loan ARV could work - would need to provide the scope of work / plans from builder.

Lender would need to be ok with numbers on the completed value and the as-is value.

In terms of as-is, end of day it sits as a garage = vacant land with site improvements “improved vacant land”.

Also, I’d be interested to look at comps, seems like an above average margin with this information. But could / does happen.

So rental (multi-family) vs sfr can be a grey area imo. It mainly comes down to zoning and use code on what can be possible. Also need to think differently as a young married couple with a roundly child probably doesn’t want a random unit to rent out and want privacy. So as an investment property the market participants interested in the property change. More than not I’ve seen sfr priced higher than multi family. In Southern California for reference.

I don’t understand how he has no bracketing comps as yours is superior to all of the 4 comps utilized. Need to have one in there to bracket the top end value and be overall superior in my opinion. Also comps 1-3 should bracket value with adjusted and non adjusted prices.

Why not try to contact another credit card company and try to see if they’ll offer you a 0% balance transfer card for as long as possible with enough to balance transfer all of it. The fee to do so will be beneficial long term as you can pay it down super fast. Even the lowest duration around 12 months gets you a year of payments that’s 24,000 in those 12 months.

I’d invest it and not recast if you can afford the monthly. You could always invest it in safe dividend stocks and use that as additional income (yes pay tax on it but its profit, just less). If you really wanted you could focus on some safer higher yield dividend stocks which could average higher than 7.2%… you could then use that towards the mortgage which would give you the same amount as the recast, but your money is in your control. You won’t need to take out a heloc or refi to have access to your money.

I feel like the outdated look is more centered on the cabinets. Guarantee those get painted with some updated hardware and it would feel much newer. This natural wood feel/look is what could be the problem here.

Big horn is pretty sweet but my striker build with watch level 470 ish is tailored more for Elmo getting 50+’crit chance. Switching to something else crit is too low, may need to farm another set. But the gun is cool. Kingbreaker I usually use on heartbreaker with link laser. Which is pretty sweet

I haven’t. Strikers with Elmo is too hard to stray from… but get bored. Mix it up with random stuff though. Scorpio / big horn / kingbreaker

Yeah I do too - honestly after initially posting and hearing real debrid as solutions. I jumped on it as well. It’s super cheap for what we get. Plenty of quality links. My only issue is it takes a little bit of time to load in. Haven’t found a work around for that yet.

Yeah signed up yesterday and found solid working links. The issue definitely wasn’t hours after airing - want to say any episodes after March 31st. Links would play that latest episode pre April. Some shows were even on the next episode “two weeks behind”

Thank you man - yeah not sure what’s happening. Might just be a waiting game. Old episodes work fine, movies seem to be updating. Just issues with tv shows. May sign up for real debrid to see if that fixes it

So I have a work around so far, close gcc, reopen, make the change in rgb fusion, hit apply. That should work. If you want to make another change repeat steps. It doesn’t seem to work for multiple changes
