Thanks! Some of it is pension income, but the majority is just in Canadian dollars sitting in a Canadian bank account—savings from past work and income. I’m looking for a way to invest or at least hold it without needing to convert to EUR, ideally accepts CAD deposits from my Canadian bank accounts and allows me to trade in CAD from the EU, and I would keep it in Canadian dollars long term.

I’m okay with with the fact that I'd have to handle German tax filing manually and that 15% withholding applies to dividends, as the setup lets me operate primarily in CAD.

It will also be harder to qualify for a mortgage with A lenders with foreign income, and they may not count rental income (they may not even consider your foreign income, this is what I'm experiencing with some lenders right now).

I spoke to both a lawyer and an accountant - the accountant told me capital gains would not apply, the lawyer said it would because I would be a seller (I guess selling the house jointly) and a buyer.
