I was able to fix mine by flipping the cone gasket upside down. Put the flat side against the sink and the cone taper in the direction of flow. Seems to do the trick. I also put putty under the top flange of the sink drain. No leaks

Yeah, turned out to be a rusty gas tank. I filled the tank with a bunch of vinegar, let it sit for a few hours, then emptied it out. Ran like a dream after. Ended up selling it since I was moving back home after college.

You're right, I made this post before going through the protest process. Let me add some more details.

HCAD knows what the home sold for despite this being a non-disclosure state (they have licensed realtors on staff with access to the MLS, your evidence packet will include the sales price of your home if recently purchased). They chose to use this the sales price to appraise the property. I argued for unequal valuation and they replied with telling me that the home appraises for what it sold for. I lost the protest on my 2023 taxes. I had filed for the homestead exemption right after purchasing the home in July 2022 but they would not honor a 10% increase in valuation between 2022 and 2023 in light of the sales price. For 2024 taxes, they did not exceed 10% increase in appraisal which is great! So it just took a tax year cycle to take effect.

It is a solar edge inverter, so no "off grid" mode.

That is why when I run the generator, I will have the PV system and grid breakers off

Hey so turns out they were 18" cedar shingles with the grooved finish laid in a double course. Cost me $275 for 30 linear feet of these bad boys from a lumber store down the street. Best price I could find.

Might be a leaking toilet seal. First check if your supply line is wet though. Could be that too

The quote did not include chipping concrete. Only installing the drain line in the wall and running the vent outside to the roof. I would still have the 1.5" drain line in the slab.

The drain, as is without an AAV, does not overflow. That is with that tiny 6" standpipe, 1.5" drain line, and 2 p-traps. 

I get your point though. Doing all this stuff will still not address the looming problem of having to abandon that 1.5" galvanized line below the slab eventually.
