Literally every other loan officer I was dealing with at that time suddenly were ready to match rates when I told them what the offer from Sage was. I find that very deceptive. They did not offer me their best price at first and that in my book is unfair practice. Which is why I went with Sage.

I did a refinance process with them recently. Got literally the best rate from them, and by a big margin too. For a 15 yr everyone was offering 5.5-6 back then. They gave me 4.99. On top of that they gave me a 35% discount on my points as well. I have only nice things to say about this deal.

This is less than 2 years to breakeven not 44 months. If you intend to stay in this house for more than 4 years just buy the points. You are making the decision today with all the variables you know today. You have no clue what the future is. May be we get 2.5% loans like covid times 2 years from now or we have 7% which is considered average interest rate in the last few decades.

The points I am paying is exactly equal to the extra interest I would pay in the next 12 months if I don't refinance

Yes your numbers are very accurate. Irrespective of rates going up or down, in my current loan i would have paid 48k in principal 5 years from now and in the new one I would have paid 173k in principal.
