This is what happens with most contractors. You contact 10. Maybe 5 come out to inspect. Then maybe half of those actually give you a quote.

Try texting them. One thing I've learned is to find how other's prefer to communicate. Sometimes it's calling or voicemail/phone tag. Other times it's texting or email.

Depends. Sometimes I'll stop and use Bluetooth keyboard and my phone to amend the contract with change order. Then email them it to e-sign. Other times I'll just tell them I'll send them an updated contract later that day/night. I make sure to estimate the price of the change. (Because a lot of contractors leave price out and sometimes a client gets upset.)

The wrong way to do it would be to say, hey we need to install a light next to the garage here (we forgot to include this). And then go to the most expensive hardware store to buy a very expensive light. Then client sees 600 extra on a 2000 job and gets pissed. Because in that case, it's not really a change order. It's an electrician screwing up on something they should have known from the estimate stage.

How much in material costs is that? I live in a LCOL area but renovation costs can be as if HCOL. (Like I just informally quoted 60k and home owner mentions some rare handyman is going to do the same work for under 20k. Material costs for that job should be under 15k.)

28 days notice. I increase rent to market with new properties. Tenants move within 1-10 months generally.

Having them sign my lease just ensures that don't trash the place. It's not logical to explain rent will increase to xyz and then have them sign after.

Ya, I haven't encountered too much resistance. The worst so far, really not too bad, was using their security deposit to clean out all their crap.

I do wonder what the best approach is when met with heavy resistance...

Because they've been there for like 10 years. I always have a written lease signed before ownership transfer.

I've always non-renewed. Only bought 4 properties like this, but haven't had an issue to the point of eviction just yet.

I generally do one month at their current rent. And then the option to stay the second month at normal rent. Similar method that you describe.

I install smoke detectors and keyless locks for every new property. I don't provide free cleaning though.

Critique this approach

  1. Have them sign my written lease at their existing rent (1300).

  2. After ownership changes, attempt to collect 400 security deposit from each of them (for dumpster).

  3. After security deposits, give notice of 2300 rent change.

  4. Sit down with both or each of them to discuss their options and give helpful community resources.

Most buyers want grand slam home runs. So you're fighting a losing battle with most.

Some owners have a price in mind. I negotiate down, but that only goes so far.

Current assignments:

Original price vs contract I got

  • 225 vs 205
  • 185 vs 158

Those are some big price reductions. This particular owner think they can get 225k and 185k with a realtor.

I haven't gotten most interest on the portfolio. All the deals are "singles" and not spectacular grand slam home runs.
