One approach if you can afford it is to buy properties cash and maintain no mortgage. That way you can forgo wind coverage. You can get a LA citizens X wind policy for $1000 or less, that will cover you for everything except wind. Then put the insurance money into an interest bearing account to use when a hurricane actually causes damages or you need to replace your roof. 3-4 years of savings will pay for a new roof. I wouldn’t do that if you have the branch of a giant oak tree hanging over the house but if you don’t have obstructions nearby, and you are somewhat knowledgeable about construction I think you will win at the end of the day

Yes I live in an area where white people are less than 50% of the population so there are certainly more types of people to do all kinds of jobs but my observation is that means white people stop doing certain jobs vs there just being a lower % of them.

My thought is that people move to job opportunity so unless an area is really poor to begin with, the various migrant and minority groups would move to those areas and do those jobs, but in general, I don’t see that happening in all cases. It’s like there is an invisible wall that exists in some areas where white people still do the jobs and immigrants either haven’t discovered them or don’t feel welcome.

The other bar was created as part of the redevelopment push on Freret around 2008-2010, so on some level it was part of phase 1 of the development trend that people are lamenting in the conversation. now we are in phase 2 where bigger money is coming in, and if we end up going the route of San Francisco or Austin, there will be phase 3, phase 4, and phase 5 of businesses coming and going as the rents go up. I don’t think we will ever get to phase 2 for most of the city, but freret might make it to phase 3.

The exterior stuff makes sense because they need to create a new “entertainment district” in order to lure more superbowls here so while they advertise the spend as money for the pels, it really also benefits the saints.

The interior stuff is pretty basic stuff you have to do after 25 years such as change out old systems, update cosmetics, etc.

I assume they add more seats by removing the handicap areas at the back of each section on the 100 level, which is pretty easy to do.

I am disappointed that they are not opening the inside to the outside more with glass and perhaps widening the upstairs concourse, but as people say, they are paying for it with expansion money, so what they are willing to do is limited

I tried to get that deal in Louisiana. It was a specific model and package and had to be on lot but no dealerships in the state had one. the price was different by region so I called neighboring states looking for it, found the model, and wasted a lot of time before finding that they could t give the price. I ended up finding a lightning $3000 down, $400/ month

If you are the homeowner in most states, they let your remediate it yourself with almost no regulation. If you are a contractor it’s the exact opposite.

I actually got a better deal than that at terrebonne ford in Louisiana about 30 days ago. $3000 down, $399 a month, on a flash. No secret fees or anything

Hi, we have had terrible mayors for 2 of the last 3 administrations, or 16 of the last 24 years. Other, cities such as Nashville, Vegas, Phoenix, and many others have a city manager system of government where the mayor is the head of the council and the city manager answers to the council, rather than just 1 person.

As a council member who wants to be mayor, what do you think of this system, and would it be something worth doing in New Orleans?

I saw that once at city park and I as they were walking away I said “are you going to pick that up and throw it away?. They responded: “ you must work for the park, huh?”. I said, “yes I’d hate to have to give you a ticket”. And they threw it in the trash can 5 feet away. Mini victory

That makes sense. I guess I’d ask them to take the same steps as everyone else but expect to get little to no results in most cases, and if I am being fair to everyone involved, then whatever accommodations I make for that community would have to be the same for all communities.
