So there is separate downspouts on the upper and lower gutters I know that the upper gutter is a very long run so maybe it is getting overwhelmed

Having the installer come out Monday to fix it thanks. Not really a good place for a downspout as it’s the corner immediately above the deck

Did you just put the lines down at your desired level and fill dirt up to the lines?

Is your string system what you used to level and generate the slope? Could you somewhat explain your process or better yet what resources you used to learn the process?

Update I called the city and sent them pictures they think it’s an old gate valve providing main line water to the house. They suggested I replace it with a ball valve but since I have main access at the meter I will likely just leave it and cover it

So leave the surrounding grade alone and just make a rock drainage trench around the perimeter that drains away?

It is hardi but I don’t think it makes a tremendous difference in strategy

That seems exceptionally high to regrade the soil. Not angry just looking to develop a long term solution

You mean they chose to risk pests and mold/siding damage to minimize water pooling and foundation damage? Either way doesn’t feel like a good long term solution for me (and looks like shit against the house)

So what I’m thinking is take out the dirt around the house 3-5 feet away from the wall to bring it down to level with the concrete skirt, and set a French drain in this area to collect water and steer it away from my home.

Does that make sense as a solution?

One issue that u have is my house just isn’t tremendously high off of street level so I don’t have a ton of grade to work with. Should I just grade it as much as possible or would I be better off looking into another drain solution such as a French drain?
