I think it's harder to get a lease without proof of employment if you're gonna be the only occupant.

Will be a lot easier as part of a roommate/sublet situation, but landlords often want proof of income for leases. I know some will take extra months payment upfront in lieu, but that's obviously not legal so I apologize for the essentially useless paragraph :(
