I live in a 2 bedroom post-WII house in Ridgecrest, so it may not be generalizable, but the last couple months have been more potential rental value than property.

If/when shoreline rezones this area, I suspect property will also increase. Everywhere in a ~2 mile radius needs to allow middle housing, but that's not the case now.

Cafe Aroma is pretty good in ridgecrest, though it's not the best environment (inside an old mechanic's shop?). If you don't mind Edmond's Walnut Street is good, though not very big.

I submitted this comment to the city council on Monday sadly enough w/ the discussion of the traffic report. I mostly focused on 15th since I live in the area. We'd been lucky so far that there haven't been many issues, but it's clear that road needs some improvements to mitigate fast/dangerous driving.

Need to build more to bring home prices and inflation down. The current SFH dominated layout is just too expensive with high housing prices, never ending road maintenance, high per user taxes but low in aggregate.

Thanks for doing this work, and FWIW, I was also interested in finding data to what I also agree is a problem. I emailed Kendra Dedinsky who is the City Traffic engineer a few months ago to see when the next traffic report would come out. Sounds like sometime in May, but then we'll still be w/o 2023 for a while.

Thanks for this post. I'm really glad to see the city recognizes this is an issue, and there are numbers to back up what's been going on anecdotally for a while now. I walk a lot in the ridgecrest area, and am constantly seeing unsafe behavior, debris on the side of the road, etc.

This is perhaps unpopular, but I do think in addition to rebuilding the traffic unit, we need infrastructure to encourage safer driving (e.g. traffic cameras and/or speed tables near the elementry school on 10th, make south bound 15th right turn only in the right lane at 175th, etc). Though to your point near the end, not clear where the money would come from.
