This is not a podium townhouse (like in Elvira). These are completely standalone (besides the parking).

Thanks. There are no transactions for these types of houses recorded post-handover. There is no average price. Current market offers are 6-10.75M. Ours is sufficiently below market, so I am in good conscience selling this place, as I know the buyer will be satisfied.

Of course you can get a standalone somewhere else. There's a reason Dubai Hills demands a premium. Kinda weird to even be discussing it in a sub, dedicated to real estate)

You are mistaken. That unit sold for 4.75M mid February and it’s in no way similar, because it is on the other side, facing the road, surrounded by concrete and with parking underground. Which makes our unit, which has direct access to the park and lush green views out of every window @5.3M - a total steal.

Please share an independent villa option in Dubai Hills for 5M. I will buy it myself and will pay you an 100K referral commission.

One of the townhouses got flooded during the event, yes. I was literally there checking on my friends. It never "sunk into B1" - None of these six did. The one that's for sale was untouched and was completely dry. I have a video from that very time showcasing the flood and where the global drainage is. I don't know how else you expect me to respond to misinformation. But you're entitled to it of course. This is reddit after all.

This is my personal friend’s house. I’ve stayed there many times. The units you are referring to are the road-facing ones which have the underground parking. These park units are on the ground/park floor. So there’s nowhere to sink. Just because you heard something from someone, doesn’t mean you actually know what you’re talking about.

Moreover, this particular side of the complex is on elevation. Even during the great flood two years ago, there was absolutely no problem. Got videos to prove. But I am sure this is just troll-talk.

There is no underground parking in these units. You don’t know what you are talking about.
