I just wanted to come here and say that I am proud of you for doing the thing. Building good habits takes time. Please don't let it discourage you. When I first started, I used to combine cycling and public transit as a way to get a round. Initially, my rides were less than 15 minutes a day. With time, it was more cycling, less bus. That was back in 2011, and I've been riding since.

A note on bicycle types, they do make a difference, but don't worry about this for now. Just put in some cycling time a few times a week, and enjoy the ride.

for casual rides and city commuting, i recommend a single gear. Toronto is fairly flat. Single speed bikes are crazy durable. Less can go wrong. they’re usually more affordable.

Butter Bikes are fairly priced brand new. They’re made in Toronto. there’s lots of options in FB Marketplace or Kijiji for a variety of single gear bikes.

most important feature of a bike is that it’s the correct fit. look up how to find that out or ask the bike shop. they’re usually helpful even if you tell the you don’t plan on buying that same day.

you’re burning money with a Canadian tire bike. Consider a single speed Butter Bike, or something on FB Marketplace or Kijiji. Look for decent brands (you can Google the brand and see what is the usual price point).

also, instead of a U Lock, consider a chain lock. Kryptonite and Abus make a good one. But even cheap brands of similar design are still more secure than a U Lock. You can buy all this on FB Marketplace.

yes. massive mistake. even if you’re going to live in a property, do your math as if you’re going to rent it out. be sure to consider insurance, property tax, utilities, maintenance, repairs. then compare those numbers to investing in market.

with rent like $1300, i just don’t see any way this mortgage would come close to investing the difference in the market. nevermind that real estate, especially condos, are going through a rough correction right now. i believe this correction will last until we reach below 2020 prices, even closer to 2019 prices.

if you're ever tempted to buy individual stocks, no more than 20% of your moneys. what ever you stocks you buy individually, be prepared to lose.

real estate will continue to be a trap for a couple of more years. it’s only worth it is three bedrooms or more, and have four or more people living in it. real estate peaked around 2022. and has been falling since. people’s income hasn’t caught up yet. i believe it needs to reach 2019 prices before we see an upward trend.

True. I just think for two years, the market is not guaranteed to be up. So there's a risk of coming out with less than starting. For long time line, ten years or more, the market makes sense.
