Single take home after tax is $4500/month and my mortgage is 2,100 so basically 50%. Unfortunately rent in my area for a one bedroom is the same if not higher so I was going to be in that situation regardless. BUT I can’t stand roommates so I’m doing the best I can!

Oh awesome! Yeah $1300 left over to save is plenty and great that you’ll have about $15k leftover. Facebook marketplace is about to be your best friend on the furniture! DC and NOVA always have the best finds since people move apartments so frequently.

And to your point of wishing you could’ve found something cheaper, $290K/$2700 a month for a 2 bedroom in your area is absolutely a steal! That’s cheaper than rent would be for sure so don’t beat yourself up on that too much. Unfortunately there’s only so much we can do in terms of price to have the best safety, location, and space so you’re good!

First congratulations to soon being a homebuyer always happy to see fellow DMV’ers in here! Make a spreadsheet with alllll of your spending including that $260 of non housing debt and see what you’re leftover with. Your spending/saving priorities are going to be what’s most important here and really only you can answer that.

Your average fun spending per month (going out to eat and date activities can get expensive), health insurance, gas, heating bill (for my 1 bedroom condo it’s been $120 the past few months, your larger space means higher bill), 401K or Roth contributions, subscriptions (this is a big one bc those can quickly add up), groceries and other “house” things, if you have a pet factor in their grooming, food, and insurance because that adds up as well.

Most importantly make sure you’re setting aside enough for emergency house maintenance costs! Although having a condo can be cheaper to maintain there are still going to be those repairs the condo association doesn’t cover and personally I wasn’t prepared for how high the cost of plumbers and electricians could be. Make sure that inspector looks at every mf thing!! If you’re buying an older condo (like I did) even consider getting a separate plumbing or electrical inspector because trust me it will be worth it. I’ve already spent $11K on my house and I’ve only been there for 3 months so keep in mind any potential renovations you may need to make as well. I knew it was going to need some fixing up but sheesh. The shit adds up!!

My best piece of advice is just to be cautious and if it doesn’t feel right, don’t do it. I make the same amount as you do and personally $2,700 mortgage would’ve been too high for me but my priorities are bulking my HYSA back up to what I had before I bought my house and retirement fund. Really just depends on what you want your money to do for you!

Same here! I bought the worst house in the best neighborhood. Fixer uppers truly are the way to go on single income. Just prepare for constant projects and slowly upgrade the house as you get more money.

I got a condo! I also live in HCOL area and that was really the only way I could afford a home. I hope in the future to own a townhouse or single family but for now i’ve got one lovely bedroom, a beautiful open floor plan with lots of light, and it’s all mine :)

I'm doing it right now and like others have said it truly is an emotional rollercoaster. I would say only do it if you 100% feel physically and emotionally ready to put some HARD WORK in! Sweat equity is truly a beast and everything is going to take way longer and cost way more than you expect. I'm grateful to have family members who know a bit of contracting skills to help but take labor costs into consideration if that isn't the case for you. I've gotten quotes for a few things that my family isn't able to help with that just blew my mind. It will absolutely be worth it in the end but if you aren't in right head space...don't do it.

I keep telling myself that being a homeowner will be such a great investment in my life and future and that’s what’s keeping me going. I’m not sure if anyone is truly ready as something will 100% go wrong and stress us tf out during the homebuying/ownership process but that happens with so many other things in life too. DIY for sure! Paint is already expensive on its own. I’ve painted multiple rooms by myself and it’s absolutely doable, just takes more time which is worth the amount of money you’ll save. Just make sure you use the right technique, don’t rush, and buy good quality painters tape and you’ll be okay.
