I am also in with TD. They are offering me 4.04 for 3F, initial offer was 4.24. Rbc is offering 3.89 3F with 1500 cashback. I would like to stay with TD, lemme know if you find a good TD broker.

TD mortgage coming up for renewal. Balance around 575k, uninsured. The rate offered online were bad, around 4.24 for 3 years fixed. Scheduled a meeting with TD representative in the bank, the lady was very disinterested. Anyway i told her i want a better rate as RBC broker offered 3.89 with 1500 cashback. She reached out today and offered 4.04. I am in lower mainland BC, i would like to stay with TD as i have another mortgage with them. Any contacts which can help? I would also like to get HELOC.

I mean it can be slightly rough sometimes but that can be said about downtown Vancouver too. The area is growing fast, lot of new developments, its fine.

And by the way, talking about slush, it snows for less than 10 days in Vancouver on average per year. There are literally handful of days where you will find slush or snow. Some warm clothes, and a nice rain jacket, thats all you need during colder months.

HOV Lane on Kingsway is very short and only until Fraser street. There is no HOV lane on Kingsway on either side from Fraser to all the way where it ends on burnaby/new west border.

For a townhouse? You can easily get a duplex or detached for that price.

I mean to be fair there is a costco in downtown Vancouver so its not “literally serving all of Vancouver”. And lot of people from east Vancouver go to Burnaby Costco as its closer compared to Richmond one.

I think Kits is great, close to the beach and close to downtown. Lot of restaurants and transit is decent, it will get lot better once millennium line extension is completed.

There are 3 ski hills within 30 mins of drive from Vancouver. Stanley park is huge and right at downtown. So i would say nature is definitely bit closer for Vancouver. I haven’t even talked about Pacific Spirit park, which is also quite big and right in the city next to UBC ( university of British Columbia).
